Boston, Massachusetts
Boston publishes the owner of record and assessed value of every parcel as public-domain open data, but the Suffolk deed registry that holds prices is closed to automated reading, and its tallest towers sit in single-purpose LLCs.
7 buildings · 6 with an owner established · 22 sources · 6 tier B · 1 tier A · prepared 2026-10-13
Massachusetts records title by deed at county registries of deeds; Boston's is the Suffolk County Registry, searched through the state's masslandrecords.com portal. The City's Assessing Department publishes the owner of record, care-of mailing address and assessed value of every parcel and condo unit each fiscal year, under a public-domain (PDDL) licence. Assessing also publishes yearly home-sales reports giving parcel, address, date and price, without names. Commercial prices appear only on recorded deeds, through the state deed excise, or in filings.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Boston's most valuable ground is in the Back Bay and the Financial District, but its single most valuable parcels are hospitals and universities, all tax-exempt. Office land under the towers is assessed at about $2,100 to $2,400 per sq ft. Figures are FY2026 assessed values from the City's open-data roll, read 13 Oct 2026 and summed by this research. Prices come from SEC filings, and home prices from the Assessing Department's sales reports.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Boston's largest holders are public bodies and the hospitals and universities of the Longwood Medical Area, Fenway and Allston. The City alone holds 2,328 parcels worth $8.97B, 327 of them recorded as taken by tax foreclosure ('City of Boston by FCL'). Massport's acreage is mostly Logan Airport, a single 2,330-acre parcel. Counts group every spelling of each owner name in the roll's OWNER field. Values are FY2026 assessments, nearly all of them tax-exempt. Acreage sums the roll's LAND_SF field.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Boston builds about 2,000 homes a year, almost all of them in apartment buildings. Census permit files for the City of Boston show 3,512 units permitted in 2021, then 3,935 (2022), 2,051 (2023), 1,789 (2024) and 2,107 in 2025. Of the 2025 units, 1,867 were in 71 buildings of five or more units and 228 were single-family. The national home builders are almost absent. New towers are built by developers and institutional landlords, each through a single-purpose LLC, and condominium buildings pass to their buyers unit by unit. No Boston builder league table exists. The figures below are new buildings on the FY2026 roll held in, or mailed care of, each firm, and the roll gives no unit counts for rental buildings.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Boston's office and lab stock is led by one Boston-headquartered REIT, BXP, which owns the Hancock and Prudential towers outright and 100 Federal Street in a joint venture. Life-science landlords (Alexandria, and the Diversified Healthcare Trust joint venture that owns Vertex's Seaport buildings) hold the next tier. Most other towers sit in single-purpose LLCs whose tax bills go care of an owner, a manager or a tax agent, and the roll alone cannot tell which. Synergy, Ryan LLC and Cushman & Wakefield appear often in the care-of field as managers or agents, not owners. Floor areas below are the REITs' own figures.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Deed prices for every marquee tower. Massachusetts prints the deed excise on recorded deeds, but the Suffolk registry search (masslandrecords.com) is behind an Incapsula block. No deed, consideration figure or foreclosure deed was read, and every price here comes from SEC filings or named reporting.
- The $4.56 per $1,000 Suffolk deed-excise rate. The statute opened (c.64D s.1) states $2 per $500. The surcharge that lifts it to $4.56 was not confirmed on an official page, because mass.gov refuses automated reads.
- Who holds the 45% of 100 Federal Street that BXP sold in Oct 2014. The 10-K does not name the buyer.
- One Financial Center's current sponsors. MetLife held 52.5% of Dewey Square Tower Associates, LLC at 31 Dec 2014, and no later filing found lists it.
- The Millennium Partners entity that holds Winthrop Center's office unit. The roll names the condominium trust, and the $575M office CMBS loan (2026) was a private placement not found on EDGAR.
- One Lincoln's foreclosure deed and the exact closing entity. BBJ names an affiliate of BDT & MSD Partners as the winning bidder, and DivcoWest's release names a three-firm ownership group. The roll (FY2026) still shows the pre-foreclosure owner.
- Prudential Center purchase prices (BXP, 1998–2000). Schedule III gives only years acquired.
- 125 High Street ($678.2M, TST 125 High Street LLC) and One Congress ($487.5M, BC One Congress Tower Owner LLC). Their sponsors were not established from filings, so they were left out of the marquee.
- Mailing ('care of') fields tie Greystar, Davis, Tishman Speyer, Toll Brothers, Oxford and Beacon Capital to roll entities. A mailing address is not proof of ownership, and only AvalonBay and BXP were matched in an Exhibit 21.
- The roll's care-of field names private individuals (trustees, tax-department staff). None is reproduced. Residential condo owners in Millennium Tower and Winthrop Center are private households and are not named.
- Listing-portal terms (Zillow, Redfin, MLS PIN) were not opened for this city, so scrapingProhibited is empty, not cleared. No portal was scraped.
- Pro Builder's Top 200 ranks by national revenue and gives no Boston figure. Nareit and CoStar landlord rankings remain blocked or paywalled (pack gaps).
