Boise, Idaho
Ada County publishes every parcel's boundary and value free but strips owner names from its GIS downloads, and Idaho is a non-disclosure state: no law requires a sale price to be disclosed, so prices exist only where a filing or the seller states one.

Idaho records title by deed with the County Recorder. In Ada County the Assessor's parcel GIS (boundaries, address, zoning, total value, acres) is a free download, but owner names and mailing addresses are deliberately removed, citing Idaho Code 74-120, which forbids distributing lists of people and addresses; the owner of a single parcel is shown only in the Assessor's online Property Search, after a click-through terms page, or at the counter. The Recorder indexes deeds online, but deed images are blocked from online viewing and copies cost $1 a page. Idaho is one of the states with no obligation to disclose a sale price, so deeds carry none.

The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Idaho State Capitol 700 W Jefferson St, Boise |
Civic | State of Idaho Idaho Code 67-1601 calls the capitol building 'a public monument ... a symbol of Idaho's sovereignty' and one of the state's 'most vital and preeminent public buildings'; 67-1603 gives the director of the Department of Administration 'exclusive control of the exterior, grounds and systems'. The County parcel layer records the Capitol Square parcel at 700 W Jefferson St as 4.371 acres with a total value of $0, the mark of an exempt public parcel; the layer carries no owner name. |

| Eighth & Main (Zions Bank Building) 800 W Main St, Boise |
Office | Not established the source would not open The County parcel layer shows the tower as the 'Eighth and Main Condo': 22 separately assessed units (17 office floors as units 6–17B, four retail units, three parking and two storage units) on a 0.603-acre common-area parcel, together valued at $73.4M for 2026. Who holds each unit is shown only in the Assessor's owner search, which sits behind a click-through terms page this research does not pass, and the free GIS strips owner names. No filing or seller release naming a current unit-holder was found. Idaho is non-disclosure, so no price is on record. |

Office | Laird Norton Company (Laird Norton Properties) Laird Norton's own portfolio page lists the 'US Bank Building, 275,000 SF' and the neighbouring Clearwater Building (126,856 SF) as its current Boise investments. KIVI reported in June 2019 that the Seattle company, 'seventh-generation family-owned', was buying both from Gardner Company, with GBAD, Valley Regional Transit and Boise State keeping their condo units. The County layer shows the office as Unit A of U.S. Bank Plaza Condo No. 02, valued at $43.8M, on a 2.509-acre common parcel. No price was disclosed. |

| Boise Towne Square 350 N Milwaukee St, Boise 666,584 sq ft (CMBS term sheet) |
Retail | Boise Mall, LLC (Brookfield Properties) The BMO 2025-5C13 CMBS term sheet names the borrower as Boise Mall, LLC, a single-purpose Delaware company, and the sponsor as BPR LLC, 'an affiliate of Brookfield Properties', which acquired the mall in 2018. It describes a 666,584 sq ft super-regional mall on about 51.6 acres, 91.2% leased in Sep 2025, appraised at $173.0M on 20 Jun 2025 (an appraisal, not a price), carrying a $78M whole loan maturing Nov 2030. The County layer values the 27.4-acre main parcel at $125.8M, the city's fourth-highest record. |

Civic | Greater Boise Auditorium District Boise Centre's own About page: 'Boise Centre is owned and operated by the Greater Boise Auditorium District, a public agency'. The 2016–17 expansion added Boise Centre East (36,000 sq ft) across the Grove Plaza, which KIVI (2019) describes as a GBAD-owned condo unit in the Clearwater Building complex. The County layer shows the 850 W Front St parcel as 1.975 acres with a total value of $0 (exempt). |

| ExtraMile Arena and Albertsons Stadium (Boise State University) Boise State University campus (main-campus parcel 1910 W University Dr), Boise |
Institutional | Board of Trustees of Boise State University (Idaho State Board of Education) Idaho Code 33-4005 vests in Boise State's board of trustees 'all rights and title to real estate and personal property' of the university and 'control over all buildings'; by statute the State Board of Education sits as that board. The arena (opened 1982, 13,390 seats) says it stands on the Boise State campus, and in Aug 2023 the State Board considered Boise State's request to raise the design budget for 'its north end zone addition to Albertsons Stadium', costed at $32M–$40M. The County layer shows the 101.6-acre campus parcel at 1910 W University Dr with a total value of $0. |

The premises is approximately 250,000 square feet in size.' The 10-K gives 250 Parkcenter Blvd as the principal executive office. The County layer values the 15.08-acre parcel at 250 E Parkcenter Blvd at $27.7M for 2026. No purchase price is stated. |

| Micron Technology campus and new Idaho fabs 8000 S Federal Way, Boise |
Industrial | Micron Technology, Inc. Micron's FY2026 10-K gives 8000 S. Federal Way as headquarters, says it manufactures 'at wholly-owned facilities', and reports a leading-edge fab under construction in Boise since Oct 2023 (first DRAM output projected mid-2027) and a second Idaho fab begun in 2026, backed by up to $6.1B of CHIPS Act grants shared with New York. The County layer shows seven land parcels at 8000 S Federal Way (156.9 acres, $29.7M) and, next to them, a 'Leasehold Improvements' record at 8450 S Wafer Way valued at exactly $400M, the highest-valued record in the city. The layer names no owner, so tying that record to Micron is tier B. |

| Boise Airport (BOI) 3201 Airport Way, Boise |
Civic | City of Boise The City's 'Boise Owned Property' layer lists 183 airport parcels, about 5,136 acres, recorded by the Assessor as 'CITY OF BOISE (AIR TERMINAL)' or '(DEPT OF AVIATION)'. The airport's own history says Boise began buying and leasing land for it in 1936, the Army Air Corps leased the field in World War II, and 'in 1946 the field was turned over to the City of Boise'. Private hangars and buildings on airport land are assessed separately as leasehold records ('O' prefix) on the County layer, such as 2645 W Airport Way ($7.9M). |

The core land
The most valuable ground in the city, and what the public record says about it.
Ada County publishes a total assessed value (land and improvements) for every parcel, and exempt public, school and church land carries $0, so the most valuable public ground cannot be ranked. Among taxable records the leader is not downtown: it is a $400M leasehold-improvements record beside Micron's campus in south-east Boise, followed by industrial land on the airport side and Boise Towne Square. Figures are the County Parcels layer for parcels with a centroid inside the city limits, read 14 Oct 2026 and summed and sorted by this research. They are assessments, not prices. Idaho is non-disclosure, so the only Boise sale price found in a filing is Healthcare Realty's.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Ada County publishes no owner names in bulk, so this list is built from the owners' own layers and filings rather than from the roll. What the County layer does show: of 95,395 parcels with a centroid inside Boise city limits (47,896 parcel acres), 6,976 parcels covering 18,620 acres, 39% of the parcelled ground, carry a total value of $0, the mark of exempt public, school, church and charitable land. The City of Boise is the largest single holder that can be named, mostly the airport and the foothills parks. State endowment trust land is a small share inside the limits, and BLM ground, which dominates the foothills beyond the city, is almost absent within them. Acreage shares from state and federal layers are this research's grid sample of the city polygon (about 56,100 acres), Oct 2026.

| City of Boise The City's own layer of parcels 'owned by the City of Boise as recorded in the Ada County, Boise County, or Canyon County parcel databases', matched to the County parcels inside the city limits: Airport 179 parcels, 5,109 acres; Parks & Recreation 379 parcels, 4,150 acres; Public Works 27 parcels, 345 acres; Housing & Community Development 40 small parcels. The remaining 108 parcels, about 8,670 acres, lie outside the limits. Gowen Field (Idaho National Guard) sits on the airport grounds the City has held since 1946 (s17); the Guard's terms of use were not opened. |
Government | 672 parcels, about 10,076 acres (780 parcels, 18,750 acres in all)A |
| State of Idaho (Department of Lands endowment trust land) Idaho Department of Lands surface-ownership polygons classed 'Beneficiary: IDL Endowment' inside the city. By County parcel, the largest are Public School endowment ground (10 parcels, 734 acres) and Normal School endowment (9 parcels, 214 acres), plus 32.8 acres held for the Capitol Permanent (Public Building) endowment. Another ~510 acres are held for other state agencies: Fish and Game, Parks and Recreation, Transportation, Administration and Correction. |
Government | about 1,290 acres (2.3% of the city area)A |
| Board of Trustees of Boise State University (Idaho State Board of Education) Idaho Code 33-4005 vests title to the university's real estate in its board of trustees. The County layer records the main-campus parcel at 1910 W University Dr as 101.6 acres at $0 total value. The University's further holdings around campus (the Lusk District, the Park Apartments sold to the City and leased back in 2023, s12) are not summed here, because the layer carries no owner name. |
Government | 101.6-acre main-campus parcel (1910 W University Dr)B |
| Micron Technology, Inc. Micron's 10-K gives 8000 S. Federal Way as its headquarters and reports two leading-edge fabs under construction in Boise. The County figures are for the parcels at that address and the adjoining leasehold record. The layer names no owner, so the County parcels are tied to Micron by address only. |

How much of that is inside Boise is not stated. |

| Bureau of Land Management and Bureau of Reclamation (United States) The BLM Idaho surface-management layer classes about 95% of the area inside Boise's limits as private and 3% as State. The large BLM blocks of the Boise Front, one polygon alone being 9,041 acres, fall almost entirely outside the city boundary. By County parcel, 3 parcels (103 acres) inside the city lie in BLM-managed polygons and 1 (91 acres) in Reclamation's. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Boise permitted 955 new homes in 2025 (730 single-family, 30 in duplexes and 195 in buildings of five or more units) against 741 in 2024 (468 single-family and 248 in 5+-unit buildings), per the Census Bureau. Most volume building in the Treasure Valley happens in the suburbs beyond the city, in Meridian, Kuna, Star and Canyon County. The only builder ranking that could be opened covers the whole region, not the city: a brokerage's count of 2026 year-to-date permits across Ada, Canyon and Gem counties, compiled from Construction Monitor. It shows one locally owned production builder, CBH Homes, pulling 28% of all permits, and five builders together 61%.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Boise has no dominant commercial landlord, and with no owner names in the County's bulk data the list rests on filings. Retail's anchor is Brookfield's Boise Towne Square. The downtown office core is split between Laird Norton (U.S. Bank Plaza and the Clearwater Building) and condominium towers such as Eighth & Main, whose unit-holders could not be established. National REITs hold scattered single assets: office, medical office, hotels, and a 1,107-home rental portfolio across the metro. One office owner, Office Properties Income Trust, has been in Chapter 11 since Oct 2025. Floor areas come from the filings named; values from the County layer (2026).

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who holds the 22 units of Eighth & Main (800 W Main St): an encyclopedia entry still names Gardner Company as owner, but no register entry, filing or seller release was opened, and the Assessor's owner search is behind a terms gate.
- That the $400M 'Leasehold Improvements' record at 8450 S Wafer Way is Micron's new fab, and who owns the land beneath it: the County layer names no owner, and the 10-K does not give a parcel.
- Holdings of Ada County, the Boise School District and the Idaho Military Division at Gowen Field: no source naming their parcels or acreage could be opened (im.idaho.gov did not respond); Gowen Field is recorded only as lying on the City's airport grounds.
- Owners of the highest-valued private parcels: 2390 E Freight St ($138.7M), 1099 W Front St unit 3 ($135.0M), 120 N 12th St ($111.9M) and 1110 W Grove St ($87.9M) carry no owner in the free data.
- Idaho's non-disclosure status rests on 2021 reporting quoting the Ada County Assessor's office; there is no statute to cite for an absence, and no later change was found.
- Builder figures cover Ada, Canyon and Gem counties, not the City of Boise; the city-only split by builder was not established. A Builder Online 2025 Boise closings ranking exists but its host blocks automation.
- The buyer in Healthcare Realty's Dec 2024 Boise medical-office sale ($18.35M) is not named in the 10-K.
- Whether Laird Norton still holds U.S. Bank Plaza through a named LLC: its portfolio page lists the building, but the holding entity's name was not seen.
