Can you find out who owns it?

Minnesota records title at the county under both the abstract system and the Torrens (registered) system; Hennepin County's Recorder is also its Registrar of Titles. The owner, taxpayer, value and last sale price of every Bloomington parcel are free: Hennepin opts into the Metropolitan Council's regional parcel file, which is public domain. Every sale over $3,000 must be filed with a Certificate of Real Estate Value stating the full price. Copies of deeds cost $2.50 each online by subscription, and deed tax is 0.33% to the state plus 0.01% for Hennepin County.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Bloomington is a built-out inner-ring suburb, so its largest landholders are public bodies holding river-bottom and park land, not farms or developers. The City, the federal Minnesota Valley refuge lands, Three Rivers Park District, the school district and the State hold about 6,000 acres between them, almost all exempt and carried at no market value. Privately, value is concentrated at Mall of America, where Triple Five entities hold $1.07 billion on 130 acres. Figures are from the Hennepin County layer of the Metropolitan Council's current-quarter regional parcel points (31,123 Bloomington records, read 31 Oct 2026), grouping every owner spelling found; exempt parcels carry $0 market value in this file. Acres from parcel polygons, de-duplicated where several points share one polygon.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Bloomington builds almost no new houses: the parcel layer has only 20 single-family homes built 2021 or later, and Census permit files show 2 to 6 one-unit permits a year. New housing comes as apartments near the mall, light-rail stations and American Blvd: Census counts 5+ unit permits for 68 units (2021), 553 (2022), 367 (2023), 336 (2024) and none in 2025. Home builders below are the company owners of new or vacant residential lots; apartment developers are named as the roll names the owning LLC. No Bloomington builder league table exists. • That the 2014 $1.4B Mall of America mortgage (CSMC 2014-USA) went to special servicing in 2020 and was extended in Nov 2025 for three years plus one, with an appraisal of $1.75B in Sept 2025: seen only in search results; The Real Deal, National Mortgage News and CoStar were blocked or paywalled, and no EDGAR filing for the deal was found.
  • That Opal Holdings bought Normandale Lake Office Park for $366M in June 2022 from a MetLife/Allstate partnership, and that the 8500 tower's $4M 2025 sale reflects a ground lease: search results only (S&P Global, Axios, Star Tribune not opened). The roll prices are tier A; the buyer's identity is not.
