Birmingham, Alabama

Jefferson County's free parcel map names the owner of every one of Birmingham's 99,007 Jefferson County parcels, and the Tax Assessor's portal adds deed histories with prices, so the city's towers, arenas and public land can be traced to their owners from the county's own record.

Can you find out who owns it?

Alabama records title by deed with the county Judge of Probate; there is no state title register. Jefferson County's GIS publishes a parcel map service, refreshed nightly, that names the owner of every parcel with its appraised and assessed value, free and without registration, and the Tax Assessor's public portal adds each parcel's deed history with grantor, grantee and, where one was declared, the sale price. Birmingham spans Jefferson and Shelby counties; this record covers the Jefferson County part, which is most of the city.

Matching this parcel to the Regions-Harbert Plaza name is by block and size, not by a document naming the building, hence tier B. Institutional Board of Trustees of the University of Alabama
The county map carries the University under several names (University of Alabama at Birmingham; University of Alabama Bd of Trustees; The Board of Trustees of the University of Alabama for the University of Alabama at Birmingham), plus UAB Health System and UAB Educational Foundation (e.g. 1801 4th Ave S, $53,537,700). Together 75 parcels, about 197 acres. That is smaller than the campus, so much of it is likely held under other names (e.g. medical clinic boards, which own 2000 6th Ave S at $243,584,000); the boundary between them was not traced.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

In Birmingham the largest holders are public: the City, its Land Bank, the Airport Authority, the Housing Authority and the schools, with Alabama Power the largest private one. Counts are distinct parcels whose map 'CITY' is Birmingham, matched on the owner name's spellings, from the county map on 14 Oct 2026; acres are the map's GIS acres and values the 2026 appraisals.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New-home builders were not ranked for this record. What the county map shows instead is who owns the city's rented houses: no national builder or REIT appears among the largest holders, but local rental LLCs and national single-family-rental vehicles do. Counts are residential-class parcels in each name on the Oct 2026 map; they are houses and lots, not starts.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT or institutional landlord dominates Birmingham's commercial roll. The largest private holdings by 2026 appraisal are a hospital, a long-standing downtown realty company, single-purpose LLCs holding the downtown towers and the Colonnade office park, and Coca-Cola's bottling plant. Ranked from the county map: commercial, industrial and utility parcels whose owner name is a company, Alabama Power excepted (see landowners). No filing we opened names the members of these LLCs.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Protective Stadium's parcel and owner: the BJCC Authority holds the land around the complex but no parcel opened was identifiable as the stadium.
  • Building names for the Regions-Harbert Plaza, Legacy Arena, Regions Field and Railroad Park parcels: the roll gives addresses, not names; matched by block (tier B).
  • Who stands behind RSS JPMBB2015-C31 DE HSP LLC, BR Regions Acquisition LLC, VCP City Center LLC and the Colonnade LLCs: no SEC filing or press release was opened in the time available.
  • The full extent of UAB's and the Water Works Board's holdings: owner-name matching found only 75 and 4 parcels, which undercounts both.
  • Whether Alabama's RT-1 sales-validation forms are public: not established; prices here come only from the Assessor's deed history.
  • New-home builders by starts or closings: no league table or permit-by-builder source was opened.
  • The Shelby County part of Birmingham: not covered.
