Beaumont, Texas
Beaumont's owners of record are public and free: the Port of Beaumont holds the single most valuable parcel in the city, utilities and pipelines top the taxpayer list, and the great refineries that define the area pay their taxes just outside the city limits.

Texas keeps no public title register; ownership is read from the county appraisal district. The Jefferson Central Appraisal District (JCAD) posts its whole 2026 roll free on its Data Download page - owner of record, owner mailing address, situs, legal description, acreage, deed date, values and taxing units for every account, certified in July and re-posted as supplemented (latest 7 Oct 2026) - with no licence or disclaimer on the page. Deeds are recorded by the Jefferson County Clerk; JCAD changes an owner only from a recorded deed. Texas has no mandatory sales disclosure and JCAD's export carries deed dates but no sale prices.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land
The most valuable ground in the city, and what the public record says about it.
Computed from JCAD's 2026 roll as supplemented on 7 Oct 2026 (export SUPL_GRP_2026_05), restricted to accounts carrying the City of Beaumont taxing unit (221). Values are 2026 market values, not prices; exempt public property is valued far below cost.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Public bodies hold Beaumont's most valuable ground, and the largest is not the City but the Port: the Navigation District's 290 accounts ($600.7M) are worth more than the City, County, school district and university together. The City holds by far the most land (5,193 acres, incl. the municipal airport). The heavy industry that defines the area lies mostly outside the city limits: ExxonMobil's 192 accounts countywide ($4.26B, 3,325 acres) are taxed by Beaumont ISD, but only 48 small ones ($29.4M) carry the City unit. Figures are JCAD 2026 market values as supplemented on 7 Oct 2026, real-property accounts carrying the City of Beaumont unit (221); exempt public land is valued far below cost.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Beaumont builds few new homes and almost no apartments: the Census Bureau counted 157 single-family units ($46.7M) and no two-unit or multifamily buildings permitted in the city in 2025. No national builder holds lots inside the city; the work is done by local and regional firms. Figures count accounts held in each builder's name inside the City unit on JCAD's 2026 roll - lots and unsold homes (state code O1 is residential inventory) - not homes built; no league table of Beaumont starts by builder was found. Builders whose company names are a person's full name are left out.
