Austin, Texas

Travis County's appraisal district hands out its entire owner-of-record roll as a free download, so Austin's downtown towers can be traced to their owning LLCs — but, as everywhere in Texas, no public record says what anyone paid.

Can you find out who owns it?

Texas keeps no public title register; ownership is read from the county appraisal district. The Travis Central Appraisal District (TCAD) names the owner of record, mailing address, legal description, values, deed date and deed number for about 442,000 real-property accounts, searchable free by owner name or address, and publishes the whole certified roll as a free download. Deeds are recorded by the Travis County Clerk at $25 for the first page; online images are free to view, and certified copies cost $5 plus $1 a page. What no record holds is a price: TCAD's own plan says 'Texas does not require full sales disclosure', and sales an appraisal district obtains privately are confidential under Government Code 552.149. Austin is zoned, and 35 Capitol view corridors cap building heights downtown.

The core land

The most valuable ground in the city, and what the public record says about it.

TCAD's certified totals put the Travis County part of the City of Austin at $301.2 billion on the 2026 roll; Austin's parts in Williamson and Hays counties are appraised by other districts and are not included. A sixth of the value is fully exempt — mostly the University of Texas, the City, the State and the school district — and the most valuable single account in the city is UT land, not a tower.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public bodies own most of the land that is owned in large pieces. The City of Austin holds about 44,700 acres countywide in its own name — the airport on the former Bergstrom Air Force Base alone is 3,655 acres — and Austin Energy appears on the roll as the City itself ('City of Austin, D/B/A Austin Energy'). The University of Texas holds the most valuable ground: about 1,730 acres worth $9.6 billion, including the land under Indeed Tower. The State of Texas holds Capitol Square. The biggest private holder by value, the Tesla Giga Texas site, lies mostly outside the City of Austin taxing unit. Figures are sums of 2026 TCAD real-property accounts in each name; leasehold accounts can double-count acres.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Census permit data for 2025 count 27,322 new units in the Austin–Round Rock–San Marcos metro (14,810 single-family), 15,059 in Travis County and 8,893 in the City of Austin itself — of which 6,459 were in buildings of five or more units, so the city's growth is mostly apartments while detached homes go up on the edges, often outside city limits. No Austin builder league table is published. The figure below counts the 2026 TCAD real-property accounts held in each builder's own names across Travis County (lots, homes in inventory and land), with the share inside the City of Austin taxing unit in the note; it measures holdings on 1 January, not homes closed.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Austin's largest listed office landlord is Cousins Properties, for which Austin is its biggest market; Brandywine and Kilroy follow. Apartment REITs report Austin by metro area, not city. Downtown's newest towers are held by developer-and-fund single-purpose LLCs on ground leases (Lincoln Property's DivcoWest-backed 'DW' entities), which file nothing public.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Coverage: the City of Austin extends into Williamson and Hays counties, whose appraisal districts were not read; all City figures here are the Travis County part only.
  • Frost Bank Tower: who stands behind CSHV-401 Congress LLC. A search result describes a ConnectCRE item naming Lionstone Investments as borrower on a refinancing of the tower; the page sits behind Cloudflare and was not read, so no investor is named.
  • Sixth and Guadalupe and The Republic: both are lessee accounts; the fee owner of the land under each was not established, and no price or explanation for the 1 Oct 2024 deed at 600 Guadalupe was found.
  • Google: the brief places Google's lease at Sixth and Guadalupe; Realty News Report names Meta as that tower's office tenant. Cousins lists Alphabet as a tenant of one 799,149 sq ft property without naming it; Sail Tower (804,000 sq ft, single office tenant) is the only Cousins Austin building that fits, but no filing opened ties them by name.
  • Tesla Giga Texas: the roll names Colorado River Project LLC, not Tesla; the link rests on the situs (13101 Tesla Rd), one mailing address and TCAD's own taxpayer table. A City of Austin jurisdiction query at a point on the site returned no jurisdiction, consistent with the roll's taxing units.
  • General Land Office: no Travis County account is in the GLO's name; state land is held as 'State of Texas' and through the Texas Public Finance Authority and Facilities Commission.
  • Deed numbers and dates come from TCAD's export; the County Clerk's records search (tccsearch.org) is behind Cloudflare and no deed image was read.
  • Capitol view corridors: '35 Capitol view corridors' counting city and state ones is from the Austin Monitor (Feb 2018); the City's current corridor pages 404 after its site relaunch.
  • Statutory text was not read; the non-disclosure rule is cited from TCAD's adopted reappraisal plan and Government Code 552.149 from Harris CAD's 2026 report.
  • Builder counts are accounts in each builder's own legal names on 1 Jan 2026; they are holdings, not closings, and miss lots held through land bankers or joint ventures under other names.
