Arlington, Texas
Arlington's owners of record are free to read on Tarrant Appraisal District's roll as Tarrant County republishes it, and the city's two most valuable properties are its own: the stadiums of the Texas Rangers and the Dallas Cowboys.

Texas keeps no public title register; ownership is read from the county appraisal district. Arlington lies in Tarrant County, where the Tarrant Appraisal District (TAD) values every parcel; TAD's own website is Cloudflare-blocked, but Tarrant County's GIS republishes TAD's parcel file as a free, unauthenticated map service giving each parcel's owner of record, mailing address, legal description, deed date and instrument number, and its land and improvement values. Deeds are recorded by the Tarrant County Clerk: watermarked copies are free online, and paper copies cost $1 a page plus $5 to certify. No public record holds a price: Texas has no mandatory sales disclosure, and sales an appraisal district obtains privately are confidential under Government Code Sec. 552.149.

The core land
The most valuable ground in the city, and what the public record says about it.
Every figure here is computed from TAD's 2026 roll as republished by Tarrant County GIS, City of Arlington parcels only (Arlington lies wholly in Tarrant County). The city's most valuable ground is its entertainment district: the City itself owns the two most valuable accounts, the stadiums of the Rangers and the Cowboys, together worth $3.8 billion on the roll.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Arlington's largest landholders are public. The City holds about 7,700 acres in its own name - Lake Arlington, parks, a golf course and the entertainment district - and owns both big stadiums. The school districts, the state (largely highway and UTA land), Oncor's power-line strips and GM follow. The largest private holders of open ground are General Motors and the Six Flags partnership. Acreages are TAD's land-area fields as stated, inside the City of Arlington only; railway right-of-way is only partly on the roll.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Arlington is close to built out. The Census Bureau counted 1,576 units permitted in the city in 2025: 532 single-family, 28 in duplexes, 204 in 3-4 unit buildings and 812 in buildings of five or more (s4). New houses come mostly from a few subdivisions in the far south and the Viridian master-planned community in the north. No Arlington builder ranking is published; the figures below count real-property accounts standing in each builder's own entity names inside the City on TAD's 2026 roll - lots, unsold homes and land on 1 January, not homes closed. Arlington is also home to the country's largest homebuilder: D.R. Horton's principal offices are at 1341 Horton Circle (s16), two accounts worth $41.9M.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Arlington's large private landlords are a hotel company, an industrial REIT, a mall partnership and a hospital group, with build-to-rent and single-family rental companies holding thousands of houses between them. Office towers barely figure. Counts are accounts in the owner's names on TAD's 2026 roll inside the City, grouped by shared mailing address where the note says so; they are not portfolio-wide figures.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- TAD's own terms of use for its data downloads: tad.org is Cloudflare-blocked and the Tarrant County GIS service carries only the line 'Tarrant Appraisal District', so whether TAD restricts reuse could not be read or quoted. republish is false throughout.
- The Parks Mall's February 2025 refinancing ($215M from Nuveen and Torchlight, per search results citing Commercial Observer and Traded) was not read: Commercial Observer's terms forbid automated access and traded.co is Cloudflare-blocked. Wikipedia's GGP 51% / CBRE 49% split is undated.

- What 'Arlington City Center LLC' holds at 101 W Abram St (327,309 sq ft improvement-only account beside City Hall) is not stated on the roll.
- Six Flags Over Texas's future: after Six Flags declined its 2028 purchase option the park 'may be sold'; no sale had been announced in the filings read (to 6 Aug 2026).
- Single-family rental counts are grouped by mailing address; Yamasa Co Ltd shares Progress Residential's Scottsdale PO box but no document ties the two.
- No Arlington builder league table exists; Pro Builder's Top 200 ranks by national revenue and was not used. Builders' closings in the city are not public.
- Texas publishes no sale prices, so no marquee acquisition carries a price; the stadium costs are construction costs as Wikipedia reports them.
