Arlington, Virginia
Arlington County publishes every parcel's assessment and every recorded sale's price and grantee free as open data, though it strips owner names from its parcel file. The federal government, JBG SMITH and Amazon hold the most valuable ground.
13 buildings · 13 with an owner established · 16 sources · 6 tier B · 7 tier A · prepared 2026-10-14
Virginia records title by deed at the Circuit Court Clerk, and every deed must state its consideration. Arlington County's open-data portal publishes all 70,988 parcels with assessed values, and a sale-history file of 312,299 recorded transfers with date, price, deed reference and grantee. The parcel file itself has owner names replaced by 'Redacted'. The County's property search shows the owner per parcel, but only after a disclaimer is accepted.

Office | Acorn Development LLC (an Amazon purchaser entity) The County's sale file records a multi-parcel sale on 15 Jan 2020 for $154,951,992 to 'ACORN DEVELOPMENT LLC', with the parcels traded as 'AMAZON HQ2'. In 2021 they were consolidated into 525 14th St S and 510 15th St S, trade name 'AMAZON HQ2 MET PARK', two 22-storey parcels assessed in 2026 at $440.6M and $449.8M ($890.4M together). JBG SMITH's FY2019 10-K says it sold the Metropolitan Park land sites to Amazon that January for $155.0M. Its FY2025 10-K says Amazon occupies the two 2.1M sq ft buildings JBG developed for it there. Acorn is tied to Amazon by the matching date and price, not by a filing that names Acorn, so this entry is tier B. |
Public company | $155.0M 2020-01 JBG SMITH: 'In January 2020, we sold the Metropolitan Park land sites to Amazon for a gross sales price of $155.0 million'. County sale file: $154,951,992 to Acorn Development LLC, 2020-01-15. B |
| Amazon HQ2, PenPlace (future phase) 535 12th St S, 1080 S Eads St, 1075 S Fern St, 550 Army Navy Dr |
Land | Acorn Development LLC (an Amazon purchaser entity) The County records a $198,000,000 multi-parcel land sale to Acorn Development LLC on 25 May 2022 (document 20220100010354), with parcels traded as 'AMAZON HQ2 PENPLACE SP# 105'. JBG SMITH's FY2021 10-K says it 'finalized the agreement for the sale of Pen Place to Amazon for $198.0 million', up from the $149.9M first agreed, closing in Q2 2022. A neighbouring parcel, 550 Army Navy Dr (a former hotel site), went to Acorn separately on 17 Sep 2020 for $148,500,000. Its previous buyer paid $99.1M in July 2019. The five PenPlace parcels are assessed at $197.8M in 2026, land only: the County roll shows no building. |

| The Pentagon 2 Rotary Rd 6,500,000 sq ft gross floor area (County roll) |
Civic | United States of America The County roll lists 'PENTAGON BUILDING' at 2 Rotary Rd, built 1940, on 92 acres, with 6.5M sq ft gross floor area. It is exempt as '3 - Federal Government Owned' but still assessed: $725.7M in 2026 ($390.0M land). That makes it the second most valuable parcel in the county. The sale file holds only an undated entry naming 'UNITED STATES GOVERNMENT'. No price has ever been recorded. The roll does not name the federal agency that holds it. |

| Ronald Reagan Washington National Airport (Arlington portion) George Washington Pkwy |
Civic | United States of America (leased to the Metropolitan Washington Airports Authority) The County roll lists 'WASHINGTON NATIONAL AIRPORT' as a single 860-acre parcel, exempt as '3 - Federal Government Owned'. It is assessed at $1.61B in 2026 ($1.11B land), the most valuable parcel in Arlington. No sale has ever been recorded. Federal law (49 U.S.C. § 49104) sets the terms of 'the lease between the Secretary of Transportation and the Metropolitan Washington Airports Authority' for the airports, a 50-year term during which the land 'shall be used only for airport purposes'. MWAA describes itself as a public body created with the consent of Congress and by Virginia's General Assembly in 1985. The lease detail comes from that second source, so this entry is tier B. |

| Arlington National Cemetery Arlington Blvd (Memorial Ave) |
Civic | United States of America The County roll lists 'ARLINGTON NATIONAL CEMETERY', exempt as '3 - Federal Government Owned', assessed at $148.4M in 2026 ($127.9M land). The roll does not name the Army as the holding agency. |

The core land
The most valuable ground in the city, and what the public record says about it.
Arlington's most valuable ground is federal: the airport and the Pentagon top the roll even though both are exempt. The most valuable private land is in Rosslyn, overlooking Georgetown, and in National Landing around Amazon's HQ2. Figures are 2026 assessments in the County's open data (Assessment.txt.gz, as at 2026-10).
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Arlington's roll has no owner names, but its exemption codes say plainly who holds the public land, and the sale file's grantees and the roll's mailing addresses identify the large private holders. The 2026 roll assesses 67,130 parcels at $104.23B. Exempt public and institutional property is still assessed: federal parcels alone are $3.78B, led by the airport, the Pentagon and Fort Myer. Private holdings are fragmented across single-asset LLCs. The two concentrations that stand out are JBG SMITH in Crystal City/Pentagon City and Amazon's HQ2 land. Values are 2026 assessments from the County's open data (s3), grouped as described in each note.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Arlington is built out, so new housing is mostly high-rise apartments that the developer keeps rather than sells. The Census Bureau's Building Permits Survey counts 1,309 units permitted in Arlington County in 2025: 224 single-family houses and 1,085 units in 5 buildings of five or more units. In 2024 it counted 621 units: 190 single-family, 2 in one two-unit building and 429 in 2 large buildings. Single-family permits are mostly one-for-one teardowns. The County's sale file names only grantees, not grantors, so for-sale builders cannot be counted from it. The builders below are the developer-owners of the largest buildings completed since 2021, by unit count on the County roll. Ownership types are as their filings or the roll show them.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Arlington's office market has two halves. Crystal City and Pentagon City ('National Landing') are dominated by one REIT, JBG SMITH, and now by Amazon's own headquarters. The Rosslyn-Ballston corridor is split among single-asset LLCs and funds, and the County's sale file records a run of distress sales there since 2024 (see Rosslyn Overlook). The roll counts 222 office parcels of seven storeys or more, assessed at $8.34B in 2026. Figures below are from each owner's own SEC filing where one was opened.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- That Acorn Development LLC is an Amazon entity. It rests on the County sale dates and prices matching JBG SMITH's 10-K disclosures of its sales to Amazon ($155.0M, January 2020; $198.0M, closing Q2 2022), and on the 'AMAZON HQ2' trade names on the roll. No filing opened names Acorn.
- Who stands behind 1000-1100 Wilson Owner LLC, PPF OFF 1919 N Lynn Street LLC, Rosslyn Syndicate LC, RO LLC and the other single-asset LLCs. No registry or filing opened here names their parents.
- Today's holder of the Ballston Quarter venture. Forest City's 2017 10-K shows 51% with QIC affiliates; Forest City was later acquired, and no later filing was opened.
- Simon's 42.5% partner in Fashion Centre at Pentagon City is not named in the supplemental.
- The County's owner-of-record names. The open-data Property file reads 'Redacted', and the property search sits behind a disclaimer-acceptance gate we do not click, so 'owner' here means the latest grantee in the County sale file. A later transfer not yet in the file, or a $0 entity change, could differ.
- Arlington Circuit Court Clerk land-records fees and remote-access terms. They live on www.arlingtonva.us, which returned Akamai 'Access Denied' to every request, including robots.txt.
- The County's open-data Terms of Use (www.arlingtonva.us/Home/Terms-Conditions) could not be opened for the same reason, so no licence is recorded and every County dataset is marked republish: false.
- Arlington National Cemetery's acreage. The roll gives none, and Army management of the cemetery and of Fort Myer is general knowledge, not stated on the roll.
