Anaheim, California
Anaheim's defining ground belongs to two owners. The City holds Angel Stadium's 151 acres, Honda Center and ARTIC, and The Walt Disney Company holds a 550-acre resort. Orange County indexes deeds online for free by name, but never by address and never with a price.

California has no public online land-title register. Anaheim lies in Orange County, where the Clerk-Recorder offers a free online grantor/grantee index of documents recorded since 1982, searchable by name, document number or date but not by address, and with no images online. Documents can be viewed free at the Recorder's three offices or copied for $1.00 a page plus $1.00 for certification. The Assessor sells roll products only at its counter or by written request and sends online users to ParcelQuest, a private vendor. There is no price-paid dataset.
- assr.parcelquest.com — “'By clicking the button labeled "I Accept" and/or by using this website, you agree to be bound by the terms of the User Agreement' ... 'Users of ParcelQuest Lite are limited to 50 searches and 25 parcel maps per month' ... 'all content as provided by ParcelQuest Lite is the copyrighted work product of ParcelQuest.' The OC Assessor's 'Property Information and Parcel Maps' page sends users here. It was not accepted and not used.”
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Disneyland Resort (Disneyland Park, Disney California Adventure, three hotels, Downtown Disney) Anaheim, CA (largest roll parcel situs: 1313 S Harbor Blvd) approximately 550 acres of land (Disney FY2025 10-K) |
Mixed use | The Walt Disney Company Disney's FY2025 10-K: 'The Disneyland Resort is located in Anaheim, California on approximately 550 acres of land', with two theme parks, three hotels and Downtown Disney (about 15 acres, mostly run by third parties paying rent). 'The Company owned and operated three resort hotels and vacation club properties at the Disneyland Resort, with approximately 2,400 rooms.' The filing does not split park land into owned and leased. For 2026 the Assessor values APN 082-190-19 (situs 1313 S Harbor Blvd) at $2,339,507,737 and the neighbouring 082-190-27 at $2,246,276,861, the two largest on the roll. The roll names no owner; the parcel-to-park link rests on location alone. |

| Angel Stadium of Anaheim and surrounding land 2000 E Gene Autry Way and 2200 E Katella Ave, Anaheim, CA approximately 151 acres (stipulated judgment) |
Civic | City of Anaheim The AG/HCD proposed stipulated judgment (April 2022) concerns 'the City's sale of approximately 151 acres of land located at 2000 East Gene Autry Way and 2200 East Katella Boulevard' to SRB Management, LLC. It defines the 'Full Purchase Price' as $319,812,179, under a purchase agreement of about 20 Dec 2019, restated in Sept 2020. HCD's FY2021-22 annual report then says that before the court approved the judgment, 'the underlying purchase agreement for Angel Stadium was rescinded and the case was dismissed.' So the sale never closed and the City still holds the land. The terms of the Angels' current stadium lease were not read, because anaheim.net is blocked. |

| Honda Center 2695 E Katella Ave, Anaheim, CA 92806 |
Civic | City of Anaheim Voice of OC (Sept 2022) calls it 'the Anaheim-owned Honda Center'. It reports that the 2018 overhauled lease runs the Ducks' tenancy to 2053, with options of up to 20 years more. The arena is run by Arena Management under an Amended and Restated Facility Management Agreement with the City, and the article says the Ducks' owners own that company. The Council approved the $4B, 95-acre ocV!BE district around the arena, backed by $400M of City taxable lease revenue bonds payable from Honda Center revenue. In 2018 the City sold 16 acres of arena parking to the Ducks' owners for $10.1M. 2026 roll: APN 988-521-33 at this address is valued at $50,251,050. |

| ARTIC (Anaheim Regional Transportation Intermodal Center) | Civic | City of Anaheim Voice of OC (Sept 2022) quotes the ocV!BE spokesman describing 'the 100-acre site surrounding the city-owned assets of Honda Center and ARTIC'. It reports that under the 2018 Honda Center deal the City handed ARTIC's management to the Ducks' owners, together with 'roughly $2.5 million in yearly operating debt'. A 2026 CMBS term sheet describes ARTIC as part of the 820-acre Platinum Triangle. OCTA's funding share and any title interest it holds were not established. |

| Anaheim Convention Center 800 W Katella Ave, Anaheim, CA 1.8 million sq ft of function space on 53 acres (Visit Anaheim) |
Civic | Not established the source would not open Visit Anaheim says the center 'originally opened in 1967... currently spans 53 acres and offers 1.8 million square feet of function space'; the 2017 ACC North expansion took it past 1 million sq ft of exhibit space. Neither page states who owns it. The County roll shows the 800 W Katella fee parcels (APNs 137-011-24 and 137-151-07, land-use 601) with no assessed value, which fits public ownership, but the roll names nobody. The City's own page could not be read: anaheimconventioncenter.com redirects to anaheim.net, which is behind a Cloudflare challenge. City ownership is widely understood but was not established from a document we opened. |

Borrower: KB Stadium Crossings, DST, a newly formed single-purpose Delaware statutory trust. It leases the building to a master tenant, KB Stadium Crossings MT, LLC, and may sell beneficial interests to up to 499 holders. Appraised at $32.5M (8 Feb 2022). The sheet places it in the Platinum Triangle, about a mile from Angel Stadium. Ownership is stated as at 2022; later loan status was not checked. |

| Anaheim GardenWalk (The Shops at Anaheim GardenWalk) | Retail | Not established a paid title search would answer it No filing we opened names GardenWalk's owner. EDGAR full-text search for 'GardenWalk' turned up only three things: Reading International's Exhibit 21, listing 'Reading Properties LLC (fka GardenWalk Cinemas, LLC)', which is a renamed cinema subsidiary and not the landlord; a 2023 Reg CF offering by Gardenwalk Terrace, Inc., withdrawn by Form C-W in Oct 2023; and passing mentions in REIT and Fundrise filings. The County roll names no owner, and its situs strings did not match a GardenWalk address. The owner of record would require a grantor/grantee search plus a deed copy from the Clerk-Recorder. |

The core land
The most valuable ground in the city, and what the public record says about it.
Orange County publishes values for every parcel and owners for none. The Treasurer-Tax Collector's parcel layer carries land, improvement and total assessed value for each APN, but no owner field. The Assessor's lookup returns 2026 values by APN. Figures below were computed on 13 October 2026 from parcels that intersect the County's Anaheim boundary (32,569 acres). An intersect slightly over-counts parcels on the city line.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Anaheim's largest holders are public bodies and one company. The City holds the sports and transit core (Angel Stadium's 151 acres, Honda Center, ARTIC), and Disney holds about 550 acres of resort. The Orange County Water District holds about 1,500 acres of recharge land along the Santa Ana River in Anaheim and Orange. The County roll never names owners, so the holdings below come from each body's own statements. Anaheim Public Utilities, the Anaheim Union High School District, OCTA, Caltrans and the railroads could not be quantified (see unverified).

| City of Anaheim The 2022 stipulated judgment describes 'the City's sale of approximately 151 acres' at 2000 E Gene Autry Way and 2200 E Katella. HCD records that the purchase agreement was rescinded before the judgment was approved (s10). Voice of OC calls Honda Center and ARTIC 'city-owned assets' (s13). In 2018 the City sold 16 acres of Honda Center parking for $10.1M (s13). The City's own property list, utility land and convention center records sit on anaheim.net, which is blocked. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Anaheim is nearly built out, and its new homes come in small batches and apartment blocks, many in the Platinum Triangle. Census's Building Permits Survey shows 210 units for the city in 2025: 104 single-unit, 8 in two-unit buildings, 28 in three-to-four-unit buildings, and 70 in 11 buildings of five or more. In 2024 it showed 654 units: 95 / 12 / 64, and 483 in 28 buildings of five or more. Anaheim reported all 12 months both years, so these are the City's own counts. No builder publishes an Anaheim figure, and the City's permit records, which name contractors, sit on anaheim.net, which is blocked. The builders below report Orange County only inside regional segments, so they are context, not a league table.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Anaheim's listed landlords are mostly industrial, holding older warehouses and light-manufacturing buildings built between 1956 and 1992. Apartments come next, then one office. The figures are each company's own Anaheim rows from its FY2025 10-K. Disney's hotel rooms are counted under the marquee entry, not here.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The terms of the Angels' current lease at Angel Stadium. City agenda reports are on anaheim.net, which is Cloudflare-blocked, so the lease term and the identity of the holder of the stadium's assessed possessory interest (APN 988-011-41, $91.9M) were not established.
- City ownership of the Anaheim Convention Center (800 W Katella). The fee parcels carry no assessed value, but no document we opened states the owner.
- Disneyland Forward: the City's 2024 development agreement and any street-vacation or land-sale price in it. The City's and Disney's own pages were not read.
- Whether the Mickey & Friends parking structure and other resort-area infrastructure are City-owned and leased to Disney. Disney's 10-K says only that it 'own[s] and lease[s] properties'.
- The owner of Anaheim GardenWalk. No filing names it; a deed copy from the Clerk-Recorder would.
- Land holdings of Anaheim Public Utilities, OCTA, Caltrans, Union Pacific and BNSF in the city. None was quantified from a source we opened.
- Anaheim Union High School District's school count and sites. Its robots.txt bars our agent.
- The owners of the city's highest-value parcels other than Disney's: 3460 E La Palma Ave ($860.2M, 2025 roll), 745 W Katella Ave ($399.0M) and 2201 S Brookhurst St (highest land value, $242.4M). The roll names nobody.
- Whether Stadium Crossings (MSCI 2022-L8, maturing 2032) has since changed hands or entered special servicing. Later 10-D reports were not read.
