Albuquerque, New Mexico
Albuquerque's owner of record is free on a City map service that republishes the county assessor's roll, and it shows the City itself holding the Sunport, the ballpark, the convention center and the government tower - but New Mexico keeps sale prices confidential, so only a seller's SEC filing says what any downtown tower sold for.

New Mexico keeps no state title register; deeds are recorded by the county clerk and ownership is read from the county assessor's roll. The Bernalillo County Assessor's own property search sits behind a disclaimer page and its bulk files are sold ($300-$400 a database), but the City of Albuquerque republishes the Assessor's twice-yearly parcel file as a free map service naming the owner of record, mailing address, legal description, last recorded deed number, date and type, and the 2026 land and improvement values of every parcel in the county. The County Clerk's online index (Records Public Access) is free but shows index entries only; document images are viewed free in the Clerk's office and copied at $1 a page. What no public record holds is a price: the sale affidavit that New Mexico requires for residential transfers (NMSA 7-38-12.1) is kept by the assessor as a 'permanent, confidential record', willful release is a misdemeanour, and commercial sales need no affidavit at all.

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Office | Albuquerque Plaza Office Investment LLC New Mexico's tallest building is a condominium. The 2026 roll puts Units 1, 3, 4 and 5 of Albuquerque Plaza Condominium in the name Albuquerque Plaza Office Investment LLC ($28.1M; Unit 1 alone $22,125,000); the 2.42-acre common area still stands in the name of the 1995 buyer, Crescent Real Estate Equities LP. A 2015 CMBS annex (WFCM 2015-C27) gives a $35M loan, appraised value $57.0M (2 Dec 2014), fee and leasehold title with a ground lease to 2051, and Bank of Albuquerque as a 20,909 sq ft tenant. Wikipedia says the complex was bought in 2019 by the owner of Heritage Hotels and Resorts; the roll name has not changed and no deed was opened. |
Private company | $34.7M 2005-02 Seller Crescent Real Estate's own figure: 'sales price net of selling costs', sale date 7 Feb 2005 (8-K, Feb 2005). The roll dates the buyer's unrecorded special warranty deed 3 Feb 2005. B |

Wikipedia says the Hyatt went into foreclosure in 2010, that the office tower's owner group bought it from Bank of America in 2013, and that Heritage Hotels and Resorts rebranded it The Clyde in 2022 (392 rooms). Crescent Real Estate's own 8-K records its earlier sale of the 395-room 'Hyatt Albuquerque' on 19 Oct 2004 for $32.5M net of selling costs; what the 2013 buyer paid is on no record opened. |

Civic | City of Albuquerque The account at 400 Marquette Ave NW (Tract A-2, plat of Tracts A-1 & A-2 '415 Tijeras', 0.77 acre) is held by the City of Albuquerque, exempt, 2026 value $30,895,326 of which $30.6M is improvements, under a quitclaim deed recorded 19 May 2021 (doc 2021103819); the same instrument also put the City's name on the lots under the 500 Marquette garage ($4.3M). Bernalillo County, the other former occupant, now owns 415 Silver Ave SW (Alvarado Square, $16.5M, 2017 deed). We identify the account as One Civic Plaza by its location - the block east of 5th Street that Wikipedia's 500 Marquette article calls the City-County Building - not by a name on the roll. |

Wikipedia describes the center as New Mexico's largest, with the 106,200 sq ft Fran Hill exhibit hall and the Kiva Auditorium; the roll does not name the building, so it is matched by its street address. |

| Netflix Albuquerque Studios (formerly ABQ Studios), Mesa del Sol Mesa del Sol, Albuquerque |
Industrial | Not established the source would not open Wikipedia gives Netflix as owner. The City's own Nov 2020 release says the City would issue an Industrial Revenue Bond to abate taxes on the first $500M of Netflix's build-out, that Netflix would buy about 170 acres and lease about 130 from the State Land Office. On the 2026 roll no account names Netflix; the City of Albuquerque holds Tract 1-A, Innovation Park II (152.6 acres, $119.9M, $105.0M of it improvements, deed recorded 1 Nov 2024) and Tract D-1-A at 5201 Hawking Dr SE (28.4 acres, $55.4M) - the title an IRB structure would leave with the City. No record opened ties either tract to the studio, so the owner is left blank. |

The core land
The most valuable ground in the city, and what the public record says about it.
Every figure is computed from the Bernalillo County Assessor's 2026 parcel file as the City of Albuquerque republishes it, restricted to the 201,034 accounts in tax districts A1A C, A1AMC and A1AM - the City of Albuquerque districts (every City landmark checked falls in them; unincorporated county land carries X codes). Values are the Assessor's full values; New Mexico taxes one-third of value, so net taxable is about $18.6 billion. The most valuable ground in Albuquerque is public: the airport's land alone outweighs the whole downtown townsite many times over.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Albuquerque's largest landholder is the City itself - nearly a quarter of the parcel acreage inside its tax districts - and after it the State Land Office, whose trust land at Mesa del Sol is being sold and leased for the city's southern expansion. The schools, the University and the federal government follow. Tribal land appears only at the edges: the Isleta and Sandia reservations lie outside the city and are not on the roll as taxable parcels, but both Pueblos hold land inside it, mostly in federal trust. Kirtland Air Force Base is not on the roll under any name. Acreage is the Assessor's figure or, where it disagrees with the mapped area, the smaller of the two; every spelling of an owner's name is grouped.
| Name | Type | Assessor 2026, City of Albuquerque tax districts |
|---|---|---|
| City of Albuquerque $2.45B of 2026 value, under 'City of Albuquerque' (1,887) and spellings such as 'City of Albuquerque Real Estate Office' (51), '... Real Estate Dept' and '... One Civic Plaza 2nd Floor'. Largest tracts: Double Eagle II airport (3,195 acres), the Sunport (2,286 acres, $587.3M) and the soils amendment facility (661 acres). A handful of accounts pair the City's name with a private user (e.g. 'City of Albuquerque KTech Corporation'), consistent with revenue-bond title; they are counted here. |
Government | 1,949 accounts, about 24,667 acresA |
| New Mexico State Land Office $391.2M under 'State of New Mexico State Land Office' (95), 'State of New Mexico Commissioner of Public Lands' (20) and three other spellings. Almost all of it is Mesa del Sol bulk tracts: Tract 3 (4,235 acres), Tract 11 (2,626 acres, $209.0M) and Innovation Park II Tract B (1,223 acres). Wikipedia notes the Land Office chose the Mesa del Sol master developer in 2002; the City's 2020 release says Netflix would lease about 130 acres of state trust land for its studio expansion. |
Government | 118 accounts, about 10,432 acresA |

Government | 236 accounts, about 2,128 acresA |
| MDS Investments LLC (Mesa del Sol) $51.2M, nearly all vacant bulk land at Mesa del Sol: Innovation Park Tract N (650 acres, deeded Nov 2025), Tract 14 (510 acres) and Broadway Tract 6A (192 acres). 54 of the accounts mail to 5700 University Blvd SE Suite 300. The roll does not name the parties behind it. |
Developer | 55 accounts, about 2,259 acresA |
| United States of America $126.2M under 'United States of America' (127), '... Petroglyph National Monument' (17), 'US Indian Service & Bureau of Indian Affairs' (11, including 46 acres at 1015 Indian School Rd NW, $54.4M), the Postal Service, GSA, the courts and the Department of the Army (five accounts, notices to the 377th engineer group). The largest tracts are West Mesa land: all of section 32, T11N R2E (640 acres) and 253 acres of section 4, T10N R2E. Kirtland Air Force Base and Sandia National Laboratories have no account in the City districts, and two test points we placed on the base fall outside every polygon in the City's municipal-limits layer. |
Government | 205 accounts, about 1,714 acresA |
| University of New Mexico (Regents) $750.0M under 'Regents of UNM Real Estate Dept' (246), 'Regents of UNM' (44) and four other spellings. Largest: Mesa del Sol Tract 2 (437 acres) and the South Golf Course (217 acres); the most valuable is 1005 University Blvd NE ($156.4M). Institution | 298 accounts, about 1,448 acresA |

| Albuquerque Bernalillo County Water Utility Authority $96.4M; the largest are 191 acres at Double Eagle II and the 161-acre water treatment plant at 6000 Alexander Blvd NE ($71.9M). Utility land still titled to the City cannot be told apart. |
Government | 123 accounts, about 485 acresA |
| Bernalillo County $656.2M - small in acreage, high in value: Alvarado Square at 415 Silver Ave SW ($16.5M, bought 2017) and One Central, plus 51 acres at 601 Ben E Keith Way NW ($31.4M) and the juvenile justice center at 5100 2nd St NW. |

| Pueblo of Sandia $40.0M. Five accounts (326 acres) are 'United States of America in trust for Pueblo of Sandia', including Coronado Industrial Park lots of 257 acres ($35.4M, deed Oct 2013); 15 smaller accounts (27 acres) are in the Pueblo's own name. The reservation itself lies north of the city and is not on the City roll. |
Government | 20 accounts, about 354 acresA |
| Public Service Company of New Mexico (PNM) $7.5M of substations and switching stations under seven spellings ('Public Service Co of NM' 58, 'Public Service Company of New Mexico' 11, 'PNM' 3, 'PNM Resources Inc' 1 and others); the largest is the 80-acre Reeves Station site. Most of these accounts carry little or no value on the county roll; the roll does not say how PNM's operating plant is otherwise assessed. |

The Isleta reservation borders Mesa del Sol to the south but lies outside the City; the Pueblo's other roll accounts (including 3,826 acres under 'Isleta Pueblo Grant') are in unincorporated county tax districts. |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Albuquerque builds few homes for a city of 560,000: the Census Bureau's 2025 permit survey records 525 single-family units, one 4-unit building and 27 buildings of five or more units (888 units) in the city, 1,417 units in all; Bernalillo County as a whole permitted 668 single-family units. National public builders are present on the roll, mostly as holders of finished lots on the West Side and at Mesa del Sol. The figures below count accounts on the 2026 roll in each builder's name inside the City, almost all vacant residential lots (class V) plus a few unsold homes; they are holdings on 1 January, not homes built. Two Wall Street single-family landlords hold a further 280 houses between them.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Albuquerque's big commercial landlords are national: a mall owner, three healthcare and government-lease REITs and Simon. Each is matched from the roll to the REIT's own filing. The single-family rental platforms count separately: HPA III Acquisitions 1 LLC (198 houses under three spellings, $58.5M, tax notices 'ATTN Tricon Residential', all bought 2021-22; no SEC filing opened) and American Homes 4 Rent (82 houses, $14.9M, in Properties Five and Nine LLC, both in AMH's 2025 Exhibit 21, bought 2013-15). The two enclosed malls are held by single-asset LLCs - Mall at Cottonwood LLC (10000 Coors Blvd NW, $55.8M) and the Coronado Center companies - and only Coronado's tax notices name a parent.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who owns the Albuquerque Plaza towers today. Wikipedia says the owner of Heritage Hotels and Resorts bought the complex in 2019, but the 2026 roll still names Albuquerque Plaza Office Investment LLC (office units, deed of Feb 2005) and Albuquerque Hotel Investments Capital LLC (hotel units, deed of June 2013); a sale of the LLCs' membership interests would not change the roll, and no 2019 deed, filing or press release was opened. Price for any 2019 transaction: none on record.
- Whether the WFCM 2015-C27 Albuquerque Plaza loan ($35M, matured 11 Feb 2025) was repaid, extended or went to special servicing; no 2025-26 trustee report was opened.
- Which roll account holds the original ABQ Studios / Netflix Albuquerque Studios buildings, and whether the City-held Innovation Park II tracts (152.6 and 28.4 acres) are Netflix's revenue-bond parcels. The City's address-point layers now require a token and the Assessor's record cards sit behind a disclaimer we did not accept, so no address could be tied to an account.
- That the 400 Marquette Ave NW account is One Civic Plaza and that the 2 Civic Plaza NW account is Civic Plaza itself: the roll gives no building names; both identifications rest on location and street address.
- What the 2013 buyer paid for the Simms Building, the 2013 buyer for the Hyatt, the 2024 buyer of the Bank of the West Tower block at 5301 Central Ave NE (Route 66 Multi Family ABQ LLC, warranty deed of 31 Jan 2024) or any other Albuquerque property: New Mexico keeps the residential sale affidavit confidential and requires none for commercial sales, so only sellers' and buyers' own filings (Crescent 2004-05, CTO 2018) state prices.
- Whether 2023 Senate Bill 338, which proposed extending the sale affidavit from residential to all real property, became law; the bill was seen only in search results and the statute's current text could not be read (law.justia.com is behind Cloudflare).
- The parties behind MDS Investments LLC, the largest private landholder in the City (2,259 acres at Mesa del Sol), and behind HPA III Acquisitions 1 LLC, whose tax notices go to Tricon Residential. No filing or company page opened names them, so no parent is stated.
- Kirtland Air Force Base's relationship to the City limits beyond two point tests: the base carries no roll account in any district and the City's municipal-limits layer leaves it outside every polygon, but no boundary document was opened.
- The Assessor's own terms for reuse of its data. Its Data for Sale page carries only a disclaimer and indemnification clause; the City's republication carries the ABQ Data Disclaimer, which reserves the City's right to make users stop displaying or distributing the data. republish is therefore false throughout.
