Bangkok, Thailand

In Thailand anyone with a Thai ID can learn who holds a titled Bangkok parcel for THB 15 by post from the Department of Lands — one known title deed at a time, with no search by owner and no bulk file — so the city's owners are read from listed companies' asset tables, REIT structures and reporting: and much of the prime core turns out to be leasehold on Crown, railway and university land.

Can you find out who owns it?

Land in Bangkok is registered by the Department of Lands (กรมที่ดิน) on title deeds (โฉนดที่ดิน, chanote) and condominium unit titles. Its 2013 regulation on inspecting land-register evidence lets a requester ask the local land office, by post, who holds the rights to a specific titled parcel or unit, how and when they were acquired, and whether it is mortgaged or seized — for THB 5 per application plus THB 10 per parcel (THB 20 + 100 per condo unit), with a copy of a Thai ID card and house registration. The same procedure excludes a search of what a named person owns (ตรวจสอบหลักทรัพย์), and there is no bulk owner file, so the register answers one known parcel at a time.

Is ownership public?Public, but one paid search at a time
Cost of one title searchTHB 5 per application + THB 10 per land parcel (THB 20 + THB 100 per condominium unit); THB 100 per computer-record check (DOL citizen manual, Regulation on Inspection of Land Registration Evidence B.E. 2556, amended 2557)

Leasehold (expiring 2040)
CPN's own asset table (as of 31 Dec 2024) lists 'centralwOrld' as acquired in 2002, 'Leasehold (2040)', total project GFA 830,000 m², leasable 180,386 m², and 'centralwOrld Offices' leasable 82,022 m², leasehold to 2040, with the offices leased by CPN to the CPNCG fund in two parts ending 2032. CPN therefore holds a lease, not freehold. The landlord is not named on CPN's page; English Wikipedia states 'It is on leased Crown Property Bureau land' and that CPN 'secured a new 30-year lease on the site' when Central bought the former World Trade Center in 2002 (second source, hence tier B).

The core land

The most valuable ground in the city, and what the public record says about it.

Thailand's official land values are the Treasury Department's appraisal prices (ราคาประเมินทุนทรัพย์), set per four-year round and used to calculate the 2% transfer fee and withholding taxes. The current round runs 1 Jan 2023 – 31 Dec 2026; the 2027–2030 round was being compiled in 2026. Appraisals are per square wah (ตารางวา, 4 m²).

Highest appraised land in Thailand — Phloen Chit, BangkokTHB 1,000,000 per square wah (≈ THB 250,000 per m²)
Lowest appraised land in Bangkok — Bang Khun ThianTHB 500 per square wah
Same article: the lowest appraisal in Bangkok is in Bang Khun Thian district, for landlocked plots with no access.
Gap between appraisal and marketappraisals typically 30–40% below market; new round targets no more than 20% below
Same article, citing the Director-General: the 2027–2030 round aims to cut the gap 'ให้ราคาประเมินต่ำกว่าราคาตลาดไม่เกิน 20%'.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Bangkok's prime ground is concentrated in a few non-market holders who lease rather than sell: Crown property (managed by the Privy Purse Bureau, called the Crown Property Bureau until 2025), the State Railway of Thailand, Chulalongkorn University, and state land (ที่ราชพัสดุ) administered by the Treasury Department. The city's best-known malls and towers — centralwOrld, Siam Paragon, Samyan Mitrtown — stand on leases from these owners, so the listed companies that 'own' them hold leaseholds that expire. None publishes a parcel list; the figures below are what each, or a source about it, states.

NameTypeHoldings
Privy Purse Bureau (สำนักงานพระคลังข้างที่; Crown Property Bureau until 2025)
English Wikipedia: 'The bureau owns 10 km² in Bangkok, mainly in the city center. The specific tracts of land owned by the CPB in Bangkok have not been made public', and 'the CPB says it has 40,000 rental contracts, of which 17,000 are in Bangkok'; prime holdings include the land under CentralWorld and Siam Paragon. Under the Crown Property Acts of 2017–2018 crown property is held in the King's name and managed by the bureau, renamed the Privy Purse Bureau (its own site, privypurse.or.th, confirms the name and its tenant communities, e.g. in Wang Thonglang). The bureau is 'under no obligation to detail its holdings'.
Institution c. 10 km² in central Bangkok (estimates 'contradictory'); 40,000 rental contracts, 17,000 in BangkokB
State Railway of Thailand (SRT)
Bangkok Post (19 Jul 2025): 'The State Railway of Thailand (SRT) aims to increase its annual land rental income to 5 billion baht by 2026, a 35% rise from the current 3.7 billion baht', with land management handed to its subsidiary SRT Asset (SRTA); a photo caption describes the SRT plot near Mae Nam station in Khlong Toei as '277.5 rai or 44.4 hectares'. The rest of the article is paywalled and was not read. SRT also owns Krung Thep Aphiwat Central Terminal (Bang Sue). Nationwide rai totals seen in search results disagree (240,880 vs 246,880 rai) and are not used.
Government THB 3.7 billion a year in land rent (2025), target THB 5 billion by 2026; e.g. a 277.5-rai (44.4 ha) plot at Mae Nam station, Khlong ToeiA
Chulalongkorn University (Property Management of Chulalongkorn University)
English Wikipedia: 'The university campus occupies an area of 637 rai (101.9 ha; 252 acres) in the downtown Pathum Wan District. It accounts for just over half of the 1,153 rai (184.5 ha; 456 acres) of land owned by the university, the rest of which is commercially developed by the university's Property Management Office or used by other institutions' — the Siam Square / Sam Yan / Banthat Thong district. Samyan Mitrtown stands on a 14-rai Chula plot under lease.
Institution 1,153 rai (184.5 ha) owned in central Bangkok; campus 637 raiB
Treasury Department (กรมธนารักษ์), state land (ที่ราชพัสดุ)
The Treasury Department administers state land (ราชพัสดุ) and leases it out; in Feb 2026 it announced plans to raise rents on residential and agricultural state-land leases and to auction high-potential plots, targeting revenue at least 20% above plan (Thansettakij, 12 Feb 2026). It also sets the official land appraisal used for transfer fees (see core). treasury.go.th did not respond, so no holdings figure was read.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New housing in Bangkok is built by SET-listed developers — Land and Houses, Pruksa, Sansiri, AP (Thailand), Supalai, Origin, and the residential arms of Frasers Property Thailand and Central Pattana — selling condominium units and housing-estate homes (land allotment, จัดสรรที่ดิน) to individual buyers. There is no official builder league table; the Department of Lands licenses allotments and condominium registrations but does not rank developers. Figures below come from the companies' own pages or Wikipedia, and several developers' sites forbid bots (AP's terms) or did not respond (Supalai), so their figures are absent.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Bangkok's largest commercial landlords are SET-listed mall and office owners and the leasehold REITs they sponsor (CPNREIT, GVREIT), plus large private retail groups (Siam Piwat, The Mall Group) that publish no filings. Many of the trophy assets are leaseholds on Crown, university or railway land.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • That the One Bangkok site (former Suan Lum Night Bazaar / Lumpinee Stadium) is leased from Crown property and the partners' shares in the owning company — widely said; no opened source states it.
  • The shareholding split in Siam Paragon Development (Siam Piwat / The Mall Group) and in the ICONSIAM mall company (Siam Piwat / MQDC / Charoen Pokphand Group).
  • The holder of the 51% of Samyan Mitrtown not held by GOLD.
