Bratislava, Slovakia
Bratislava's cadastre shows any owner free online until a 2027 reform, yet the city is owned mostly by its residents — 215,504 flats belong to individuals against 7,971 to companies — while the State keeps the castle, the airport and the railway, and a few Slovak groups (HB Reavis, Penta, JTRE) and funds hold the new towers and malls.

Slovakia keeps one public land register, the Cadastre of Real Estate (kataster nehnuteľností), run by the Geodesy, Cartography and Cadastre Authority (ÚGKK SR). Its online portal ESKN shows the ownership sheet (list vlastníctva, LV) of any parcel, building or flat free and without registration, as an 'informative' extract; an official electronic extract usable for legal purposes costs EUR 8, a paper one EUR 12. The portal is protected by reCAPTCHA against automated downloading. A 2026 amendment would end anonymous viewing, probably from 1 January 2027: owner names and shares will need a free registration, and the full LV will cost EUR 6. Sale prices are not published per sale; the central bank publishes regional averages only.
- kataster.skgeodesy.sk (Portál ESKN) — “Z dôvodu ochrany osobných údajov bolo nevyhnutné zaviesť silnejšiu ochranu pred automatizovaným sťahovaním údajov z portálu, nakoľko dochádzalo k neoprávnenému používaniu týchto údajov. Preto bolo zavedené použitie prostriedku Google reCAPTCHA. (To protect personal data, stronger protection against automated downloading from the portal was needed, because the data were being misused; Google reCAPTCHA was therefore introduced.) The pending amendment adds a fine for automated machine processing of cadastre data without a legal ground.”

| Bratislava Castle (Bratislavský hrad) Hrad, 811 06 Bratislava (Staré Mesto) |
Civic | Slovak Republic, administered by the Office of the National Council (Kancelária Národnej rady SR) The Slovak Wikipedia article's infobox gives 'Správa: Kancelária Národnej rady Slovenskej republiky' (administration: Office of the National Council) and records the castle as a national cultural monument (ÚZPF 28/1-64, listed 27 Feb 1961). The English article says the palace houses Slovak National Museum exhibitions and the parliament's representative rooms; the west-terrace wing holds MPs' offices. The parliament's own site (nrsr.sk) was not read: its robots.txt lists ClaudeBot and Claude-User. No ownership sheet was opened. Tier B: administrator from s6, use from s7. |
Government | —B |
| Grassalkovich Palace (Grasalkovičov palác) — seat of the President Hodžovo námestie, Bratislava |
Civic | Slovak Republic (seat of the Office of the President) The English Wikipedia infobox gives 'Owner: Slovak Republic' and the palace is the residence of the President of Slovakia; it was completed in 1760. The President's Office site (prezident.sk) rejected every request ('The requested URL was rejected'), so no official page and no ownership sheet could be opened. Tier B: owner from an encyclopaedia infobox only, not a register. |

| Slovak Radio Building (Budova Slovenského rozhlasu, 'the inverted pyramid') Mýtna 1, 811 05 Bratislava |
Institutional | Not established the source would not open Slovak Television and Radio (STVR, successor of RTVS since July 2024) offers commercial space for rent 'pred vstupom do Pyramídy na Mýtnej 1' (in front of the entrance to the Pyramid at Mýtna 1) on its asset-trading page, so STVR controls and lets the building. A landlord's offer is not proof of title, and neither the ownership sheet nor the STVR Act's property clause could be opened (Slov-Lex redirects off-host). The Slovak Wikipedia article notes past debate about the building one day changing owner. Owner left blank rather than inferred. |

| M. R. Štefánik Airport (Letisko M. R. Štefánika – Airport Bratislava) Ivanská cesta, 823 11 Bratislava |
Civic | Letisko M. R. Štefánika – Airport Bratislava, a.s. (BTS), 100% owned by the Slovak Republic through the Ministry of Transport 100% state shareholding in the operator The Ministry of Transport's list of state-owned companies: 'Letisko M.R.Štefánika - Airport Bratislava, a.s. (BTS) ... IČO: 35 884 916 ... Slovenská republika v zastúpení MD SR je jediným akcionárom spoločnosti so 100 % majetkovou účasťou' (the Slovak Republic, represented by the ministry, is the sole shareholder with a 100% stake). The English Wikipedia article says the airport 'is owned and run by' BTS. Tier B: that BTS holds the airport property comes from s10, not a register; bts.aero sits behind a Cloudflare challenge. |
Government | —B |
| Bratislava Main Station (Bratislava hlavná stanica) Bratislava (Nové Mesto / Staré Mesto boundary) |
Civic | Železnice Slovenskej republiky (ŽSR) The English Wikipedia infobox gives owner and operator as Železnice Slovenskej republiky, and recounts that a planned rebuild of the square and station by an outside investor never started, leading to a lawsuit by the city and the state railway company. The Ministry of Transport lists ŽSR (Klemensova 8, IČO 31 364 501) among bodies in its remit (s11). ŽSR's own site (zsr.sk) timed out. No ownership sheet opened. Tier B: owner from s12, state status of ŽSR from s11. |

| Most SNP (SNP Bridge) and the UFO observation deck Most SNP, 811 01 Bratislava / Petržalka |
Civic | City of Bratislava (Hlavné mesto SR Bratislava) ASB.sk (10 Aug 2023) reports the city preparing a public tender for a contractor to repair broken welds in the bridge's orthotropic deck, quoting the Magistrát and the city's spokesman, and says the city also has 'v správe' (in its care) two further Danube bridges. The bridge is a national cultural monument. The UFO restaurant at the top of the 84.6 m pylon is run by a private operator; its lease terms were not found. Tier B: the city's role comes from reporting of its own statements, and 'in its care' is stated rather than title — no ownership sheet was opened. |

| Eurovea (Eurovea Galleria, phase I) Pribinova, 811 09 Bratislava |
Mixed use | Trenesma Limited (Cyprus) The English Wikipedia article: Ballymore bought the land in 2002 for SKK 550 million (EUR 18 million) and opened phase I in 2010; the complex was 'acquired ... through the Cypriot company Trenesma Limited for €364 million in the summer of 2014'. No later sale was found. Phase II, opened 2023, was developed by JTRE (s15). The ownership sheet could not be opened, and the Slovak Spectator (which reported the sale) disallows Claude in robots.txt. Tier B: one encyclopaedia citing press, no register; the buyer's principal is not named here. |

Retail | HB Reavis Stanica Nivy (HB Reavis group) The Saint-Gobain Gypsum Trophy 2023 project entry for Nivy Mall gives 'Building owner name HB Reavis Stanica Nivy', building size 102,000 m², contractor HB Reavis Slovakia a.s. HB Reavis's 2017 release (s17) planned 70,000 m² of retail, over 31,000 m² of offices, a 3,000 m² food market and a 30,000 m² bus terminal. The Dec 2025 HB Reavis Investments Holding portfolio (s16) names only the offices, so the mall sits in a separate group entity. The core land
The most valuable ground in the city, and what the public record says about it.
Slovakia publishes no per-parcel valuation roll and no per-sale price file, so the core cannot be measured by assessed value. What the public record gives is the cadastre's own counts — area, parcels, flats by type of owner — and the prices of the few big documented sales.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Bratislava is a city of owner-occupiers. The cadastre's own yearbook (1 Jan 2026) counts 215,504 flats owned by natural persons and only 7,971 owned by legal persons across the city's five districts — about 3.6% — the legacy of 1990s right-to-buy privatisation. The City itself is a small residential landlord (1,981 flats) but publishes all of its registered land and buildings, district by district. The State holds the landmark civic sites through separate administrators: the castle through the parliament's Office, the airport through a 100% state company, the main station through the state railway ŽSR. Universities hold large estates of their own. No source opened gives a hectare figure for the State, the Ministry of Defence, ŽSR or Church entities in Bratislava.

V správe hlavného mesta: 981 bytov.' Its transparency page (s23) says the Magistrát publishes 'nehnuteľný majetok hlavného mesta evidovaný v katastrálnom operáte na listoch vlastníctva' — land and buildings in five files for Okres Bratislava I–V, last updated 1 Apr 2026, excluding land still in restitution-era re-registration. Those files sit on a host whose robots.txt disallows all agents, so they were not read and no hectare total is given. |

In 2025 it wrote off land worth EUR 261,307.84 after a sale and 'zámeny s Hl. mestom SR BA' (an exchange with the City of Bratislava) and added land worth EUR 1,394,129.01, 'navýšenie hodnoty pozemkov UK v katastrálnom území Bratislava'. Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New homes in Bratislava are built by private developers selling flats off-plan to individuals, who then own them as condominium units and stay unnamed. Output has collapsed: Slovakia's statistics office (as reported by ASB, 4 Mar 2026) counted Q4 2025 completions in the Bratislava Region down 71.2% year on year, while starts nearly doubled (+98%). The office's own site disallows automated access, so its tables were not read. The City has started building rental housing again after a decade. There is no builder league table; the figures below are the developers' own and mostly cover single projects.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Bratislava's modern offices and malls were built mostly by Slovak developers — HB Reavis in the Nivy district, Penta in Petržalka and Bory, JTRE on the riverfront — who keep some assets and sell others to funds. The sales that are documented went to Czech and Slovak funds and foreign buyers. No REIT regime exists, and there is no official league table; the figures below are each owner's own or a reported deal, and several are group-wide.

Claims this page would have made if a source could be opened. They are left out rather than guessed.
- No ownership sheet (LV) was opened for any marquee parcel: the ESKN portal and ZBGIS did not respond, and ESKN uses reCAPTCHA against automated reading. Every owner below rests on an owner's, a government's or a sale document instead.
- Slovak Radio Building: STVR lets space in it, but no source opened states that STVR (or the State) holds title.
- Bratislava Castle and Grassalkovich Palace: the State's ownership is stated only in encyclopaedia infoboxes; the parliament's and President's own sites could not be read.
- Eurovea phase I: no sale after Trenesma Limited's 2014 purchase was found, but the current ownership sheet was not opened.
- Twin City Tower: the 2019 buyers are named; whether the building has been resold since was not checked.
- No hectare or parcel figure was found for State land held through the Ministry of Finance, the Ministry of Defence, ŽSR or Catholic Church entities in Bratislava.
- Slovak University of Technology: its 2025 financial report was opened but gives no separate land figure in the text; its holdings are not recorded.
- The City's own five district lists of registered property exist (as of 1 Apr 2026) but could not be downloaded (robots.txt); no city hectare total is given.
- Housing completions for the city itself (not the region) were not read: the Statistical Office disallows automated access.
