Stockholm, Sweden
Sweden's property register names every owner and will e-mail anyone a free extract — five properties a day — yet Stockholm's ground is held overwhelmingly by the City, the State and a handful of listed and state-owned landlords whose own filings say so.
10 buildings · 10 with an owner established · 36 sources · 3 tier B · 7 tier A · prepared 2026-10-20
Ownership in Sweden is recorded in the fastighetsregistret (Real Property Register), run by Lantmäteriet, and under the principle of public access (offentlighetsprincipen) the owner's name is public. Lantmäteriet will e-mail any individual or company a free extract with 'standard information' — the legal owner, mortgages and tax data — for up to five properties per 24 hours; its BankID e-service 'Vem äger fastigheten' returns the owner's name and address but only to users in the EU/EEA who certify a private or property-trading purpose, again five searches a day. Sale prices, buyers and sellers sit in the separate Fastighetsprisregistret (property price register), sold through Lantmäteriet's Geotorget distribution platform rather than published openly. Nothing is a free bulk dataset, so owners in this record come from annual reports, Nasdaq Stockholm filings and public bodies' own pages.
The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

| Stockholm City Hall (Stockholms stadshus) Hantverkargatan 1, Kungsholmen, Stockholm |
Civic | City of Stockholm (Stockholms stad) The City's own Stadshuset site, 'Att vårda ett kulturarv': 'Stockholms stad vårdar och förvaltar Stadshuset varje dag' (the City of Stockholm cares for and manages City Hall every day); around 30 restoration works were carried out for the building's centenary. Built 1911–1923 to Ragnar Östberg's design; tower 106 m (English Wikipedia, s6). The page says 'manages' rather than 'owns' — the register extract was not ordered — hence tier B. No price: the building has never been sold. |

Retail | Unibail-Rodamco-Westfield The mall stands in Solna municipality, just north of the Stockholm city boundary, so it falls under a different municipality although it belongs to the same metro market. English Wikipedia (s21) gives Unibail-Rodamco-Westfield as owner and manager and Peab as developer and main contractor; it opened on 12 November 2015 at an estimated project cost of SEK 6.1 billion. That figure is a construction cost, not a purchase price. Swedavia's corporate governance page: 'Samtliga aktier i Swedavia ägs av svenska staten' (all shares are owned by the Swedish State; the Ministry of Enterprise represents them). Swedavia's 2025 annual report release: net revenue SEK 6,801 million and profit before tax SEK 20 million for 2025. The airport lies about 40 km north of the city in Sigtuna municipality. English Wikipedia (s37) notes the Arlanda rail line under the airport is not owned by Swedavia. |

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground is the central business district, which Hufvudstaden puts at about 1.9 million m2 of offices around Centralstationen, Hötorget, Norrmalmstorg, Kungsträdgården, Stureplan and Sergels torg. The most expensive retail is in 'Bibliotekstan', the blocks between Norrmalmstorg, Birger Jarlsgatan, Stureplan and Norrlandsgatan. No assessed-value (taxeringsvärde) list by parcel is published openly, so these figures are market rents, valuation yields and one sale.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Stockholm's biggest holders are public. The City owns its three municipal housing companies, about 80,000 rental flats between them, through the holding company Stockholms Stadshus AB, along with the Globen arenas. The State owns the palaces and government buildings (Statens fastighetsverk), the university campuses (Akademiska Hus), prisons and police buildings (Specialfastigheter), the stations (Jernhusen) and the airports (Swedavia). The largest private-sector landlord in the city centre, Vasakronan, is owned by three State buffer pension funds. Figures below are each company's own national or city totals as stated; none was split down to the City of Stockholm unless the source does so.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Stockholm housing splits two ways: rental flats, many of them in the City's three public-benefit ('allmännyttiga') companies, and tenant-owner co-op flats (bostadsrätter), which listed developers build and sell. A co-op flat is owned by the housing association, not by the resident, so the property register shows the association as owner. Under this record's rules, flats owned by individuals stay unnamed. No official per-builder league table for Stockholm was found. The figures below come from each company's own reports, and most are company-wide rather than Stockholm-only, as each note says.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Central Stockholm's office and retail stock is held by a small number of institutions, most of them pension or insurance money. Hufvudstaden's market page puts the central business district (Centralstationen, Hötorget, Stureplan, Östermalmstorg, Norrmalmstorg, Kungsträdgården, Sergels torg) at about 1.9 million m2 of offices and ranks the largest owners there by lettable area, citing the consultancy Nordanö. Valuers used yield requirements of 3.70–4.40% for CBD office and retail at the end of 2025. Outside the CBD, Fabege (Solna, Hagastaden, Hammarby Sjöstad) and Atrium Ljungberg (Sickla, Slakthusområdet, Hagastaden) are the large listed developer-landlords.
| Name | Type | Floor area / value |

| Vasakronan AB Hufvudstaden's Stockholm market page (source Nordanö) ranks Vasakronan first among CBD owners with 376,000 m2 lettable area. Vasakronan's own page: 167 properties, market value SEK 183 billion at 30 June 2026; owned by AP2, AP3 and AP4. |

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- The City of Stockholm's share of all land inside the municipality, which is widely cited as a large majority and held largely under site leasehold (tomträtt). No City page stating the figure was opened.
- Owners of Kulturhuset (Sergels torg south side), Kungsträdgården park and the Stockholm stock-exchange building were not established. Kulturhuset is presumably the City's, but no source was opened.
- Church of Sweden holdings in Stockholm (parish churches and cemeteries), Trafikverket's road and rail land, and Stockholm University's own holdings. No figures were found; Akademiska Hus is the landlord at Frescati.
- Mall of Scandinavia: URW ownership rests on Wikipedia (tier B) because urw.com's terms could not be rendered. URW's Universal Registration Document would settle it.
- NK Stockholm: the property ownership rests on Wikipedia. Hufvudstaden's annual report (on mb.cision.com) was not opened because that host's robots.txt returns 403.
- Hötorgshus 1–4: no acquisition prices were found. Vasakronan's 2008 purchase from the State covered its whole portfolio; one search result mentions a SEK 1.9bn purchase of three towers from Förenade Liv, but no source stating it was opened.
- Stockholm City Hall: tier B, because the City's page says it 'vårdar och förvaltar' (cares for and manages) the building. A Lantmäteriet extract would confirm the registered owner.
- Per-municipality housing starts (SCB) and a Stockholm builder league table were not opened.
