Ponce, Puerto Rico

Title in Ponce is public in the Puerto Rico Property Registry (Ponce section) at $5–$10 a parcel online, but CRIM's cadastre that names taxpayers would not open; the sources that do show a family company owning the largest mall, and government — Commonwealth, municipal and federal — holding the port, the airport and the civic core.

Can you find out who owns it?

Puerto Rico registers title in the Registro de la Propiedad, part of the Department of Justice; Ponce has its own section of it. The law says the Registry 'es público para quienes tengan interés en conocer el estado jurídico' of a property, and the Department says it shows owners' names ('el nombre de sus titulares'), transactions and liens. Since 7 March 2016 it is searchable online through Karibe, which needs an account and charges $5 a parcel for the plain sheet ('hoja simple') or $10 for the inscription folios. Property tax is assessed separately by CRIM; its Catastro Digital viewer did not answer, and no bulk owner file is published.

A Macy's expansion of about $40M added roughly 60,000 sq ft and opened in 2015. The same family company owns Plaza Las Américas in San Juan. No Registry entry was bought and the company files nothing with the SEC, so the owner rests on Wikipedia and its El Nuevo Día citations. The core land

The most valuable ground in the city, and what the public record says about it.

Puerto Rico taxes real property on 1957-based values, so roll figures sit far below market value. CRIM's own estimate of what Ponce will collect is the firmest public number; no parcel-level roll value could be read because the cadastre did not answer. Figures are from the Municipality's FY2024–25 budget (s16), Certificación #1, approved by CRIM's board on 21 March 2024 (Resolución 2024-39).

'Contribución Sobre Propiedad Inmueble', Estimado de Ingresos Año Fiscal 2024-2025, municipal budget s16.
CRIM estimate: personal-property tax collections, Ponce FY2025$22,323,085.02
'Contribución Sobre Propiedad Mueble', same certification, s16.
Basic municipal contribution, FY2025$25,125,420.09
Of which $14.7M non-exempt and $10.4M from the 1% & 3% equalisation; plus $23.5M to the municipal debt-redemption fund and $5.4M to the state redemption fund (1.03). CRIM retains $1.26M operating cost and $2.4M on a restructured Ley 42-2000 loan. s16.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Ponce's landmark ground is largely public: the municipality owns its port through its own port authority, plus city hall, the stadium and the Castillo Serrallés; the Commonwealth's Ports Authority owns the airport; the University of Puerto Rico and the Pontifical Catholic University hold the large campuses. The federal government owns no GSA building in Ponce and leases instead. The one private name that recurs is the Serrallés rum company, whose Hacienda Mercedita lands sit east of the city. No acreage total by owner could be built, because CRIM's cadastre did not answer.

The port was transferred to the municipality on 12 December 2011 and is held through the Autoridad del Puerto de Ponce, 'an independent government-owned corporation ascribed to the Ponce municipal government' (s7). Wikipedia gives the stadium's owner as the Municipality (s10) and records the city's purchase of Castillo Serrallés for US$400,000 (s11).

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

There is no new-home league table for Puerto Rico, and the US Census Bureau's county building-permit files carry no Puerto Rico rows (as found for San Juan). In Ponce, new rental housing comes mostly through public and tax-credit finance — LIHTC allocated by the Autoridad para el Financiamiento de la Vivienda (AFV), CDBG-DR recovery money and public housing — and no opened source named a builder with a Ponce unit count. AFV's list of tax-credit projects with vacancies (2021) includes La Trinidad Elderly, 130 units at Calle Castillo #11, Ponce, without naming its developer. Builders are therefore left blank rather than guessed.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT or listed landlord reports a Ponce property: the 2025 10-Ks of Popular, First BanCorp and OFG list no owned building in Ponce, and Retail Value Inc.'s 2021 10-K names none (s26–s29). The largest commercial holdings that a source ties to an owner are family companies: the region's biggest mall and the biggest resort. Rows are what an opened source states, not a ranking by area.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Whether CRIM's Catastro Digital names the owner of a Ponce parcel: catastro.crimpr.net returned no response on 2026-10-31.
  • Centro del Sur Mall: Wikipedia's infobox owner 'CCM' identifies no entity; not resolved without a Registry search.
  • Plaza del Caribe ownership rests on Wikipedia (citing El Nuevo Día, 2014); no Registry entry was bought and Empresas Fonalledas files nothing with the SEC.
  • Hilton Ponce: no acquisition price or registered owning entity (the operating subsidiary of Destilería Serrallés) was found; El Nuevo Día gives only 'acquired the property 25 years ago'.
  • Tallest tower, the 23-storey Condominio El Mirador (per Wikipedia's Ponce article): a residential condominium whose units are held by individuals, so no owner is shown.
  • Hospital Damas (331 beds): Wikipedia does not state who owns the building or land; left out of marquee.
  • Ponce's principal-taxpayer table and largest roll parcel: they would sit in the Municipality's audited Single Audit / CRIM reports, which were not found open.
  • New-home builders and public-housing stock in Ponce: huduser.gov and the Census API refused requests in the San Juan research; no Ponce builder figure was found in 2 searches.
  • Port of the Americas: Wikipedia's 1,000 acres is the port's stated land area, not a surveyed holding of the Autoridad del Puerto de Ponce.
