Dorado, Puerto Rico
Title in Dorado is public in the Puerto Rico Property Registry at $5–$10 a parcel online, but CRIM's cadastre could not be reached; filings show a Dallas hotel REIT owning the Ritz-Carlton Reserve, a Florida non-profit owning the hospital, and the Municipality holding the park, sports complex and town hall, while a family developer builds the gated resort district.

Puerto Rico registers title in the Registro de la Propiedad, part of the Department of Justice. Its law says the Registry 'es público para quienes tengan interés en conocer el estado jurídico' of a property, and the Registry shows owner, recorded transactions and liens. It is searched online through the Karibe system, which needs an account and charges $5 a parcel for a plain sheet ('hoja simple') or $10 to view the inscription folios; a certification costs $15. Property tax is assessed separately by CRIM on 1957-based values; CRIM's Catastro Digital viewer would not open for this research, and no bulk owner file is published.

The marquee buildings
The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The budget names the Municipality as the party carrying out the works; no street address, floor area or Registry entry is given. |

| Gran Parque Agroturístico y Ecológico El Dorado Dorado more than 500 cuerdas in agriculture (budget message) |
Land | Municipio de Dorado The mayor's FY2024–25 budget message credits municipal workers at the park, 'reconocido legado para las actuales y futuras generaciones', and the farm there that 'mantienen más de 500 cuerdas desarrolladas en agricultura y sus áreas recreativas'. Planned additions: a golf park, pet park, water park and an eco-tourism train. The budget treats the park as municipal; the 500 cuerdas (about 486 acres) is the message's own figure for farmed land and is not a surveyed parcel area. |

Hotel | Not established a paid title search would answer it El Nuevo Día (27 Aug 2022) reports the hotel opened the Blue Dolphin Casino with 175 gaming machines and planned a bowling alley and the reopening of the golf course; a Feb 2023 piece says 'Costa Bahía Hospitality Collection' was opening the bowling alley and building a 500-seat convention centre 'en el complejo turístico y residencial' (s10). Those are operator statements, not ownership. No filing or open record naming the owning entity was found; it would take a Karibe search ($5–$10 per finca). |

The core land
The most valuable ground in the city, and what the public record says about it.
Dorado is taxed on Puerto Rico's 1957 value base, so the roll is far below market and not comparable with a mainland roll; the luxury resale market around Dorado Beach is the real benchmark. Figures from the municipal FY2024–25 budget (s4), Braemar's 10-K (s5) and El Nuevo Día (s9).
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
What opened shows public ground (the Municipality's park, sports complex and civic buildings) and one listed REIT holding the coastal resort. The large private estates of the Dorado Beach and Dorado del Mar resort communities sit behind the paid Registry and CRIM's unreachable cadastre, so no private landowner total could be computed. GSA's IOLP lists no federally owned or leased building in Dorado (23 Oct 2026 files).

| PRISA Group A development footprint, not a title holding: sold lots and homes pass to buyers, the hotel to Braemar and the hospital to Orlando Health. Dorado Beach's own history page says the estate began as 1,700 acres bought in 1905 and was acquired in 1955 to become the resort (s15). |

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
Dorado's new housing comes from two very different builders: a family-owned resort developer building gated luxury communities around Dorado Beach and Sabanera, and the Municipality itself building social-interest apartments and lots. The US Census building-permit files carry no Puerto Rico rows and no builder league table exists, so the figures below are each builder's or the Municipality's own statements, not a ranking.
| Name | Type | Units in Dorado |
|---|---|---|
| PRISA Group PRISA describes itself as 'a visionary family-owned company' with 'over 3,000 residential units' delivered in Puerto Rico and Florida. In Dorado it develops Sabanera Dorado ('1,100 single homes with over 680 units delivered to date') and the Dorado Beach Resort, 'a 1,400-acre $1.4 billion development', whose residential portfolio lists West Point and Livingston Estates (Ritz-Carlton Reserve Residences), West Beach, East Beach Villas, Plantation Resort Residences, Dorado Beach East, The Legacy, The Isles and The Enclave, with La Cala upcoming. |
Family / private | Sabanera Dorado: 1,100 planned homes, 680+ deliveredA |
| Municipio de Dorado Primera Hora, 3 Sep 2024: the Municipality inaugurated 'un proyecto de 88 apartamentos de interés social' the previous year and is extending it as 'la tercera fase de lo que conocemos como Arenales II Las Casitas, que son 78 solares'; it also 'va a comprar un predio de terreno' for about 70 lower-middle-income lots. The FY2024–25 budget lists 'Complejo Residencial El Paraíso - (realizado)' in Mameyal (s4). |
Government | 88 social-interest apartments (2023); 78 lots in Arenales II Las Casitas phase 3A |
Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Dorado's commercial ground is resort hospitality and healthcare rather than offices or malls. What opened names one listed hotel REIT, one non-profit hospital system and the family developer behind the resort district. The Dorado del Mar shopping centre and the Embassy Suites resort have no owner in any open record found. Counted separately from housing.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Whether CRIM's Catastro Digital shows the owner of a Dorado parcel: catastro.crimpr.net reset every TLS connection, as it did for the San Juan research.
- Owner of the Embassy Suites by Hilton Dorado del Mar Beach Resort and the Dorado del Mar complex: El Nuevo Día names Costa Bahía Hospitality Collection as running the complex's new attractions, which is not a statement of ownership.
- Owner of the Dorado del Mar Shopping Center (PR-693): it appears only on listing portals, which were not used.
- Owner of Hyatt Hacienda del Mar (timeshare) and of the TPC Dorado Beach golf courses and Dorado Beach Resort & Club; Marriott Vacations Worldwide's 2025 10-K (s18) counts one Puerto Rico resort of 164 keys without naming it, and the Dorado Beach site's footer names DBR Dorado Ventures, LLC without saying what it owns.
- Seller-side detail of the 2022 Ritz-Carlton sale: El Nuevo Día (s16) reported 'cerca de $193 millones'; Braemar's 8-K gives the components ($104M cash, $54M assumed loan, 6M shares) but no single dollar total.
- Manufacturing plants (Boston Scientific, Pfizer and Heraeus per Wikipedia, s17): Boston Scientific's 10-K (s19) says it owns principal plants in Puerto Rico but does not name Dorado, so no plant owner is claimed.
- Principal property taxpayers and the Municipality's capital-asset land total: they sit in its single-audit reports, whose host (app.fac.gov) disallows all robots.
- PRIDCO industrial holdings in Dorado could not be listed (client-side filter, no sitemap entries).
- Federal land: GSA's IOLP (s7) lists no owned or leased building in Dorado; other federal holdings (e.g., USPS) were not checked.
