Lima, Peru

Peru sells anyone the owner of a property: SUNARP's certificado literal de partida, a copy of the registered folio naming the titleholder, costs 0.32% of a UIT for two pages under its TUPA and since October 2025 is issued online in seconds, but only one partida at a time; there is no free bulk owner file, and Lima's malls are the best-documented holdings because their Chilean- and Peruvian-listed owners file audited statements.

Can you find out who owns it?

Ownership in Peru is a public register. Every registered property has a partida registral in the Registro de Predios kept by the Superintendencia Nacional de los Registros Públicos (SUNARP), and gob.pe tells the public that to learn 'quien es el propietario de un inmueble o las cargas y gravámenes que tiene' you request a certificado literal de partida (copia literal). Under SUNARP's TUPA the copy costs 0.32% of the UIT for up to two pages plus 0.16% per extra page; since 17 Oct 2025 the 'Copia Literal, al Toque' service issues it instantly online with only an ID number and online payment. SUNARP's free 'Conoce Aquí' service shows 'información registral referencial' of a property, but it is not a certified copy. There is no bulk owner dataset.

Larcomar
Malecón de la Reserva 610, Miraflores, Lima
25,000 m² ABL (gross leasable area); land 44,675 m²
Retail Parque Arauco S.A. (through its Peruvian subsidiaries), holding a derecho de superficie (surface right) to 2055
100% (Parque Arauco participation)
Parque Arauco's Memoria integrada 2025, filed with Chile's CMF, lists Larcomar (incorporated 2010) at 25,000 m² ABL, 'Participación de Parque Arauco 100%', occupancy 98.4%. Its table of 'Propiedades en arriendo' lists Larcomar, Miraflores, Lima, land 44,675 m², expiry 2055, footnoted '3. Derecho de Superficie' — so Parque Arauco holds the cliff-top mall under a surface right, not the freehold; the memoria does not name the landowner. The address is from the Google Maps link on Parque Arauco's corporate page. Search results (not opened) say Larcomar closed in June 2025 and was recovering in Q3 2025.

The memoria says that in 2019 'compramos el 50% restante de MegaPlaza a nuestros socios del Grupo Wiese y fusionamos MegaPlaza con Parque Arauco Perú, formando una gran empresa propietaria del 100% de 20 centros comerciales en Perú'. A first-phase master-plan expansion is listed for 2027 at 100% ownership.

The same contract rented the stadium for one match at S/ 18,447 (rent including tax), a single stated fact, not a value.

The bank's own 2016 release: 'El Banco de la Nación inauguró su nueva sede, el edificio más alto del país ... cuenta con 30 pisos y más de 135 metros de altura', the first 'edificio inteligente de la administración pública'; the bank 'inició la construcción de su nueva sede en noviembre de 2013' and the building lets it end the dispersal of its administrative offices. The release describes the bank building its own seat; it does not quote a register entry, and the 'tallest' claim is the bank's as of 2016.

Real Plaza Salaverry
Jesús María, Lima
Retail InRetail Real Estate Corp. (Intercorp group), on a derecho de superficie or usufruct
InRetail Real Estate Corp.'s audited consolidated statements at 31 Dec 2025 (note 12) carry 'Salaverry – Lima' among 'Centros Comerciales construidos sobre derechos de superficie o usufructo' at a fair value of S/ 575,496 thousand (2024: S/ 558,619 thousand), built 2014, valued by discounted cash flow; the note says the group's land-usufruct contracts run 20–70 years. The landholder under the surface right is not named. InRetail Real Estate is 100% owned by InRetail Perú Corp., in which Intercorp Perú Ltd. held 61.61% at end-2025. The district is not stated in the statements and comes from the mall's name and common usage.

Adjacent land held for expansion is carried separately at S/ 1,342 thousand. The district (Ate) is not stated in the statements; it is common usage, not a sourced fact.

a paid title search would answer it
English Wikipedia's infobox names 'Administradora Jockey Plaza Shopping Center S.A.' as owner and gives the address and an opening date of 17 Apr 1997 with 433 stores; Wikipedia is not a filing and the infobox does not distinguish the operating company from the titleholder of the land, which search results (not opened) describe as sold by the Jockey Club del Perú in 2000 and later litigated. No filing or register extract was opened, so the owner is left blank; a SUNARP copia literal of the partida would answer it for a fee.

Legislative Palace (Palacio Legislativo)
Jirón Ayacucho, block 2, facing Plaza Bolívar, Centro Histórico de Lima
Civic Congreso de la República (Peruvian State)
The Congress's own page: 'el Congreso de la República del Perú tiene como sede el Palacio Legislativo, ubicado en la segunda cuadra del Jirón Ayacucho, frente a la Plaza Bolívar'; construction began in 1904 under the government of the day on land formerly occupied by the chapel of the Universidad Mayor de San Marcos and the Convento de la Caridad, and was completed in stages to 1938. The page describes a state-built seat of Congress; it does not quote a register entry. Search results point to a SUNARP history page that cites the building's partida, but that host would not connect, so no register entry was read — hence tier B.

The core land

The most valuable ground in the city, and what the public record says about it.

No source that could be opened publishes assessed or tax land values for Lima: the MEF's valores arancelarios pages sit behind an Incapsula challenge, and Peru has no public sale-price register — each price sits inside the deed copied into a SUNARP partida. The most valuable disclosed holdings are therefore the fair values in listed owners' audited statements.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

In Lima the largest landholder is the State, recorded property by property: the Superintendencia Nacional de Bienes Estatales (SBN) keeps SINABIP, the single compulsory register of state-owned land, and transfers title to agencies such as the sports institute (IPD), which received the National Stadium from the SBN in 2006. Among private holders, the two mall groups carry the largest disclosed land banks: Parque Arauco owns the land under most of its Peruvian malls and holds others on surface rights, and InRetail separates malls on its own land from those on surface rights or usufruct. Figures below are national unless stated; no source opened gives a Lima-only share of state land.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New housing in Lima is built by private developers who pre-sell apartments off-plan and use the buyers' deposits to fund construction; much of the volume is 'affordable housing' sold with state support through the Fondo MiVivienda programme (AENZA's 20-F: 'Fondo Mi Vivienda offers Green Certification bonuses' for qualifying projects). There is no official league table of builders. The listed developers file unit counts; the largest private developers do not publish them in a source that could be opened, and one (Los Portales) forbids reuse of its site content. Market-wide sales counts (e.g. the developer association CODIP's annual total) were seen only in press search results and are not used.

AENZA's Form 20-F for 2023 (SEC): its Real Estate segment 'was one of the largest apartment building developers in Peru in terms of number of units sold and value of sales in 2023'; since 1987 it has developed about 24,451 affordable-housing units and about 2,016 other housing units; deliveries were 1,514 (2021), 1,307 (2022) and 1,163 (2023). Current projects include Los Parques del Callao, Los Parques del Mar, Los Parques Comas and Los Parques de Carabayllo. AENZA directly owns 99.54% of Viva. Land bank: about 68.2 hectares at end-2023, 99.2% in Lima, through Almonte (50.4% indirect) in Lurín. No FY2024 or FY2025 20-F was found in the EDGAR submissions index.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Lima's commercial property is dominated by three mall groups, two of them Chilean-listed: Plaza S.A. (Mallplaza, Falabella group), which took control of Mall Plaza Perú and bought Falabella's 11 Open Plaza centres in December 2024; Parque Arauco, owner of Larcomar and the MegaPlaza chain; and InRetail's Real Plaza (Intercorp). All three file audited statements, so their Peruvian holdings are better documented than any office tower. No listed office landlord or REIT-style vehicle was found among opened sources; office-tower ownership in Lima is held building by building and visible only through SUNARP partidas.

Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Jorge Chávez International Airport and the Port of Callao are Lima's gateways but lie in the Constitutional Province of Callao, outside the Province of Lima; they are left out rather than claimed for the city. Both are state assets under concession (Lima Airport Partners; APM Terminals / DP World) — not verified from an opened source here.
  • The Westin Lima Hotel & Convention Center (San Isidro): search results describe it as owned by Inversiones Nacionales de Turismo S.A. (Intursa), the hotel company of the Breca group, operated under a Starwood/Marriott franchise; no opened filing or owner page confirmed it, so it is not in marquee.
  • Government Palace (Palacio de Gobierno) and the Torre Interbank / San Isidro office towers: no opened source states the titleholder; each would need a SUNARP copia literal.
  • Jockey Plaza: the land was reportedly sold by the Jockey Club del Perú in 2000 and litigated afterwards (2010 press search result, not opened); the current titleholder is not established.
  • Peru's Conoce Aquí free viewer reportedly needs a Peruvian ID login and caps lookups; its host would not connect, so this is not stated as fact.
  • The fee in soles: the TUPA states the copia literal fee as 0.32% of the UIT (two pages) + 0.16% per extra page; third-party sites quote S/ 14 + S/ 7 per page, which was not confirmed on an official page.
  • Largest private developers by units (e.g. Menorca, Besco, Los Portales, Centenario, Edifica) — no opened source gives unit counts; Los Portales' site terms forbid reuse of its content.
