Budapest, Hungary
Hungary's land register is public by statute — anyone may see a title sheet — but a copy costs HUF 4,800 and private individuals' names are released only to an identified requester who states a purpose, so Budapest's landmark owners are established here from statutes, government decrees, stock-exchange reports and company releases.

Hungary keeps one state land register (ingatlan-nyilvántartás), now run in the electronic E-ING system by the government offices' land departments (földhivatal). Act C of 2021 says the register is public: 'bárki megismerheti' — anyone may learn what a title sheet (tulajdoni lap) and the map show — but a natural person's name, birth year and address are released only once the requester identifies themselves and states a purpose. An electronic certified title copy costs HUF 4,800 and a paper one HUF 10,000; there is no free online search and no open owner file, so companies' and the State's holdings are public on payment while individuals' are gated.

Hungarian Wikipedia's infobox gives the owner as 'Magyarország', a built area of 17,745 m², a length of 268 m and a height of 96 m. |

Land | Hungarian State (the airport); concession company Budapest Airport Zrt. held 80% by Corvinus Zrt. and 20% by VINCI Airports Corvinus 80% / VINCI Airports 20% of the concessionaire The National Assets Act, s.4(1)(i), puts 'az állami tulajdonban lévő nemzetközi kereskedelmi repülőtér' with its air-traffic equipment in the State's exclusive ownership. What changed hands in 2024 was the concession company: VINCI says VINCI Airports and 'Corvinus, an investment fund fully owned and managed by the Hungarian State, have jointly signed and closed the acquisition of the concessionaire … On completion of the transaction, Corvinus will own 80% of the concessionaire and VINCI Airports 20%.' The concession expires in 2080. The airport handles '96% of the country's air traffic'. |

Its 30 Sep 2026 release says the Gránit Pólus Group (founded 1996) now trades as DEVO and links Westend's history to it. Tier B: no owning company or stake is named. Retail | Futureal Group The Futureal Group's own reference brochure (May 2026, published on its Cordia site) calls Etele Plaza 'Futureal's largest retail project' and 'the largest shopping center of Buda', describes the land assembly at Kelenföld, and records that 'Futureal has reached an agreement with a three-bank lending consortium on the refinancing of Etele Plaza's loans and the provision of a new credit facility'. Tier B: the group refinancing the centre's loans is strong evidence that it still owns it, but the brochure names no owning company and no stake, and the title sheet (HUF 4,800) was not bought. futureal.hu itself returns an empty page to scripts. |

Rákosrendező: Telex reports the State–Eagle Hills Zrt. contract at 'nettó 59.286 forint / négyzetméter' and the ministry's HUF 50.9 billion; on 22 March 2025 it reports MNV and the City-owned BKM Zrt. signed for BKM's purchase under its pre-emption right, with BKM to apply for title registration (s11b). The core land
The most valuable ground in the city, and what the public record says about it.
Hungary publishes no parcel-level valuation roll and no open price file, so the core cannot be measured from an official per-parcel value. What the public record gives is the price of the few great State and municipal transactions, the City's balance-sheet value of its property, and the deal value of the airport concession.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
The biggest holders of Budapest ground are public. The Hungarian State holds its estate through the National Asset Manager (MNV Zrt.) and through managing bodies such as Várkapitányság in the Castle quarter; the Parliament, the State airport and the trunk railway lines are in the State's exclusive ownership by statute. The City of Budapest (Budapest Főváros Önkormányzata) is the second great owner, with 9,316 separately numbered properties on its 2023 balance sheet, most of them inalienable core assets — streets, parks, utility networks. The 23 district councils hold most municipal flats and local property; no district figures were opened. The railways (MÁV, 100% State-owned) are the main source of large redevelopment sites, as Rákosrendező's 2025 sale showed. The figures for Eötvös Loránd University, the Ministry of Defence and the Catholic Church's Budapest holdings were not found in any source opened.

These are national figures; MNV publishes no Budapest split. MNV signed the January 2025 Rákosrendező sale (marquee). Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New housing in Budapest is built by private developers selling flats off-plan, mostly to individual buyers who then own them as condominium units — those owners stay unnamed. Output has fallen far below its mid-2000s peak: KSH counts 3,949 dwellings built in Budapest in 2025 against 4,607 in 2024, 6,359 in 2023 and 12,303 in 2005. There is no official league table of builders; the figures below are each developer's own statement and are mostly group-wide, across several countries. Several of the biggest Budapest developers (Futureal/Cordia, WING's LIVING brand) are Hungarian private groups that also develop and hold offices, warehouses and shopping centres.

| Cordia (Cordia International Zrt., Futureal Group) Cordia's site: 'Over the last 20 years, we have sold more than 12,000 apartments in Hungary, the United Kingdom, Romania, Poland, and Spain' and '2500+ homes under construction'. Futureal's brochure (s16) says Cordia launched Marina City in Budapest, where 'More than 2,500 apartments will be built on a 14-hectare, car-free site on the shores of Újpest Bay', and that Grand Corvin was the last residential building on Corvin Promenade. The table's series peaks at 12,303 in 2005. Shown as the market denominator, not a builder. |

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Budapest's commercial stock is held mostly by Hungarian private groups and by the open-ended property funds of the big banks (OTP, Erste), with a single listed Budapest REIT-style company (Graphisoft Park SE, a SZIT since 2018). Foreign REITs are not prominent among the owners found. Most groups publish group-wide figures that include other countries, so the figures below say where they are national or regional. There is no published Budapest ranking by floor area.
