Honolulu, Hawaii
Honolulu is a consolidated City and County covering all of Oʻahu, and the City publishes the owner of every parcel free each week, which shows an island whose land is held by the federal government, the State, and a few great trusts, with Waikīkī hotels and Ala Moana Center at the top of the taxable roll.

Hawaii runs two systems at the State Bureau of Conveyances: the Regular System, which records deeds, and the Land Court, which registers title and issues certificates of title. The Bureau's index can be searched free after registering, but document copies cost $1 a page. The City and County of Honolulu's Real Property Assessment Division states that its records are public under Hawaii's Uniform Information Practices Act, including 'the name of the owner, address of the real property, assessed value, and consideration paid', and the City's GIS office republishes the owner tables weekly as free downloads. The limits are entities: the roll names an LLC or a trust, not the people behind it.

Kamehameha Schools is the charitable trust under the will of Bernice Pauahi Bishop, not a family trust. |

The core land
The most valuable ground in the city, and what the public record says about it.
The most valuable ground on Oʻahu is Waikīkī and the Ala Moana–Kakaʻako shoreline, and the most valuable single parcel is federal. Figures are the City's 2026 assessment (ASMTGIS, tax year 2026, land + building) summed by this research from the open tables read on 21 Oct 2026, and the Real Property Assessment Division's July 2026 valuation report for FY2026–27.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Oʻahu is one county, so the City's roll is the island. Government and a handful of charitable trusts hold most of it: on the City's tax-year 2027 owner table the State of Hawaii and its agencies are fee owners of about 97,900 acres, the United States about 61,000, Kamehameha Schools about 47,900 and the City about 14,800 — together roughly two-thirds of an island of about 382,000 acres (597 sq mi). The State's own government-lands layer agrees: 97,079 acres State, 61,618 federal, 19,002 City and 6,833 DHHL on Oʻahu as of 2022. Figures here are this research's sums of the City's open tables: fee-owner parcels counted once, value = 2026 land + building assessment, acres from LEGDAT for whole parcels only (condominium units excluded). A few roll acreages are plainly wrong (one private parcel carries 51,685 acres), so acre totals are approximate. Private individuals and family trusts are left out by rule.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New homes on Oʻahu come from two streams: high-rise condominium towers in Kakaʻako and Ward Village, built by general contractors for developers, and master-planned subdivisions on the ʻEwa plain and in central Oʻahu (Hoʻopili, Koa Ridge, Ewa by Gentry), where the developer is often its own builder. The City's permit file records 12,788 units added by new-building permits issued 1 Jan 2020 – 30 Jun 2025. The figure below is units on those permits grouped by the licensed contractor of record. A contractor is not the developer: Hawaiian Dredging's and Nordic PCL's counts are towers built for others. Developer-owners from the roll are named in the notes.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Oʻahu's commercial top tier is resort hotels and one mall, and much of it stands on land leased from trusts. In Waikīkī the roll often separates fee owner from lessee: Kamehameha Schools, Queen Emma Land Co and Liliuokalani Trust own the ground, and hotel and retail operators hold leases. Figures are 2026 roll values summed for the named fee-owner entities, plus floor area or units from each owner's own filing. Counted separately from housing.

Looked for and not found
Claims this page would have made if a source could be opened. They are left out rather than guessed.
- Who holds the 55% of Ala Moana Center that Brookfield Property REIT did not own at 31 Dec 2020, and whether Brookfield's interest has changed since; no current filing was opened.
- Royal Hawaiian Hotel land: Wikipedia names Kamehameha Schools as landlord, but the City's owner table lists DAISHO CO LTD as fee owner of 2-6-002-005, with Kyo-ya as lessee. Not resolved: no Bureau of Conveyances deed was bought.
- Sale prices. The City says the roll records 'consideration paid', but its open tables carry no sales layer, and the qPublic sales history sits behind a click-through disclaimer that was not accepted. No marquee carries a price.
- Kaneohe Ranch / Harold K.L. Castle Foundation: the 'Kaneohe Ranch-type estate' named in the brief was tested. The roll shows HAROLD K L CASTLE FOUNDATION as fee owner of one parcel ($2.7M) and H K L Castle trust-estate records on about 10 more, about $17M in all. No 'Kaneohe Ranch' entity was found. The estate's Kailua holdings may be titled under other entity names, which were not identified.
- The James Campbell Company legacy in Kapolei: the roll shows JAMES CAMPBELL CO/COMPANY LLC and CAMPBELL HAWAII INVESTOR LLC on 31 parcels ($426.5M). KAPOLEI PROPERTIES LLC (25 parcels, 331 ac) was not tied to any parent.
- Military housing partnerships (Island Palm Communities, Hunt Communities Hawaii, Ohana Military Communities) mostly hold leaseholds on federal land, which the fee-owner sums do not show.
- The City's ACFR principal-taxpayer table and council papers on www.honolulu.gov were not read, because that host's robots.txt disallows ClaudeBot.
- Acre totals: a few LEGDAT acreages are clearly wrong (one private parcel at 51,685 ac; a family partnership's 3 parcels at 32,480 ac), so the roll's acres sum to about 437,900 against an island of about 382,000. Government acre figures are cross-checked against the State GIS layer; private ones are approximate.
- Single-family-rental holders: no institutional single-family-rental owner was identified on the roll; owner names were not screened for SFR platforms beyond the entities listed.
