Santo Domingo, Dominican Republic

The Dominican Republic runs a Torrens-style title register under the judiciary's Registro Inmobiliario, but owner details come only as a RD$1,000 certificación requested one property at a time with a stated legitimate interest; no bulk owner data and no per-sale prices are published, so Santo Domingo's owners are traced through the State's own pages, fund prospectuses and company announcements.

Can you find out who owns it?

Land in the Dominican Republic is registered under Ley 108-05 de Registro Inmobiliario: every parcel has a certificado de título guaranteed by the State, kept by the Registro de Títulos of the Registro Inmobiliario (formerly Jurisdicción Inmobiliaria), part of the Poder Judicial. The law says register information 'es de acceso público para todo aquel interesado en conocer el estado jurídico de un inmueble' (art. 103), but its next article limits certifications to owners, judges, prosecutors and holders of charges (art. 104), and the register's own request form requires the applicant to identify 'el interés legítimo'. A certificación del estado jurídico costs RD$1,000 per property; there is no free owner search and no bulk file.

National Palace (Palacio Nacional)
Avenida México esq. Calle Doctor Delgado, Gascue, Distrito Nacional
18,000 m² (as stated)
Civic Dominican State (Estado dominicano)
Seat of the President's government. English Wikipedia's infobox gives the owner as the 'Dominican State' and a floor area of 18,000 m²; neoclassical building by Guido D'Alessandro, begun 27 Feb 1944 and inaugurated 16 Aug 1947 on the grounds of the former Presidential Mansion. No register extract was read: the Registro Inmobiliario issues certifications only on a stated legitimate interest. Ley 108-05 (Principio III) makes the State the original owner of all Dominican land and registers unclaimed land in its name.

The capital's main airport (5.5 million passengers in 2024). Spanish Wikipedia says it is administered by Aeropuertos Dominicanos Siglo XXI (Aerodom), 'una corporación privada', under a 25-year build-operate-transfer concession covering six of the country's airports; its Aerodom article calls them 'los aeropuertos del Estado dominicano' and says Aerodom has been part of VINCI Airports since April 2016. English Wikipedia's infobox lists Aerodom as 'Owner', which conflicts with the State-airport description, so the land owner is left blank: a concession is not title, and no concession contract or register entry was read. vinci-airports.com refused robots.txt (403); aerodom.com did not answer.

Estadio Quisqueya Juan Marichal
Avenida Tiradentes esq. Calle Euclides Morillo, Ensanche La Fe, Distrito Nacional

Civic Dominican State (Estado dominicano)
The national baseball stadium, opened 23 Oct 1955 as Estadio Trujillo, capacity 13,186. English Wikipedia's infobox gives owner 'Dominican state' and operator 'Patronato del Estadio Quisqueya Juan Marichal'; it adds that a proposed hotel-and-casino remodelling was suspended by the Dominican State after criticism of how it would be financed. Built for RD$3.5 million (as stated). Owner from an encyclopedia infobox, not a register: tier B.

Civic Dominican State (Estado dominicano)
The national athletics stadium, inside the Olympic complex begun in Feb 1966 for the 1974 Central American and Caribbean Games on the site of the former General Andrews airport. Spanish Wikipedia's infobox gives 'Propietario: Estado dominicano'; it was renovated for the 2003 Pan American Games at a cost of more than US$6 million (ESPN put it at US$10.1 million). The tallest building in the Dominican Republic and, per Spanish Wikipedia, in the Antilles: 41 floors, 171 m, built 2011–2017, overtaking Torre Caney (40 floors). It is a residential condominium; its apartments are held by their buyers, who are not named here, and Wikipedia's 'Propietario' field gives the developing company, not the unit owners. Unit titles are certificados de título per unidad funcional under Ley 108-05, available only on legitimate interest.

The oldest port of the national system, with two cruise terminals, Don Diego and Sans Souci. English Wikipedia says the redevelopment, 'supported by legislation approved in 2005, is being developed by a private consortium' and includes a marina and a 122-acre (0.49 km²) real-estate development. The consortium is not named in the source and the port authority's site (apordom.gob.do) did not answer, so neither the landholder nor the concessionaire is established.

A commercial condominium: the fund's Q4 2025 report lists '5 unidades funcionales destinadas para oficinas (piso completo)' of 1,103.88 m², 100% occupied, under 'inmuebles con títulos de propiedad a favor del Fondo'. The mall itself and the other units are not established; the press describes Blue Mall as of Venezuelan origin but names no owning entity in a source we could read. The core land

The most valuable ground in the city, and what the public record says about it.

The Dominican Republic publishes no parcel-level owner or assessment roll. What is public is the Dirección General del Catastro Nacional's Índice de Precios: an official schedule of minimum cadastral land values per square metre for every sector and main avenue of the Distrito Nacional, set by Resolución No. 010-2022 (17 Nov 2022) under Ley 150-14 and Decreto 550-03. These are administrative reference values for taxation and valuation, not market prices. The highest band is RD$60,000/m², shared by stretches in Piantini, Bella Vista, Mirador Sur, Los Cacicazgos, Julieta Morales and Ensanche Quisqueya.

Highest cadastral land value, Distrito NacionalRD$60,000 per m²
DGCN Índice de Precios Distrito Nacional (Resolución 010-2022, 17/11/2022): e.g. Avenida Winston Churchill from Av. 27 de Febrero to Av. John F. Kennedy (Piantini), and frontages in Bella Vista, Mirador Sur, Los Cacicazgos, Julieta Morales and Ensanche Quisqueya.

DGCN, same index, 'Sector: Piantini — Valor Promedio RD$50,000.00' (subsectors Ensanche Serrallés and Yolanda Morales also RD$50,000; Paraíso, Geraldino, El Cayao RD$40,000).
Ciudad Colonial (UNESCO World Heritage old town)RD$30,000 per m²
DGCN, same index, 'Sector: Ciudad Colonial RD$30,000.00' (subsector San Miguel RD$20,000).
Lowest stated value in the Distrito NacionalRD$150 per m²
DGCN, same index: San Diego (zona rural), in sector La Isabela; informal riverside barrios such as La Cuaba, El Caliche and Aljibe are set at RD$500 per m².
Average asking price of new homes, Distrito Nacional (market, not cadastral)RD$127,773 per m²; La Julia RD$168,745, Piantini RD$164,863
ONE Registro de Oferta de Edificaciones 2024-1, as reported by elDinero (30 Sep 2024): the Distrito Nacional has the highest average price per m² in the metropolitan area; nine of the ten priciest barrios are in the DN. ONE's own site served a Cloudflare challenge, so the figure is second-hand (tier B).

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

By law the Dominican State is the original owner of all land: Ley 108-05 (Principio III) registers in the State's name every parcel nobody else proves title to, so in the capital the State is both the largest landholder and the source of most private title, which it still hands out in bulk to informal settlements on State land (the Domingo Savio project covers Gualey, María Auxiliadora and 27 de Febrero). The national palace, the Olympic stadium and the baseball stadium are recorded as State property; the airport is State infrastructure run by a concessionaire. The private side is fragmented: institutional investors hold office floors and shop units inside commercial condominiums through SIMV-registered closed-end funds rather than whole buildings. No ranking of landholders exists, because no owner data is published in bulk.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

New housing in Greater Santo Domingo is built mostly as apartment towers sold off-plan, with a large State-led low-cost segment on State land delivered through public trusts and financed by the State bank, Banreservas. The ONE's Registro de Oferta de Edificaciones 2024-1 (with the builders' association Acoprovi and INTEC), as reported by elDinero, counted 42,299 homes in 6,855 works in the metropolitan area: 36.4% in Santo Domingo Este, 29.3% in Santo Domingo de Guzmán (the Distrito Nacional), 92.8% apartments, and 61.5% of works paralysed. No builder league table is published; private builders' volumes could not be sourced, so the list is the public programmes that state their counts.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Santo Domingo's office stock is overwhelmingly strata: towers in Piantini, Naco and Serrallés are divided into condominium units (unidades funcionales) that are sold floor by floor, so institutional owners hold scattered floors rather than whole buildings. The visible institutional landlords are closed-end real-estate funds registered with the Superintendencia del Mercado de Valores (SIMV) and managed by fund administrators (SAFIs) attached to brokerages; they publish quarterly lists of the units titled in the fund's name. The SIMV and the stock exchange (BVRD) sit behind Cloudflare, so only fund managers' own reports were read. The owners of the big malls (Ágora, Blue Mall, Sambil, Galería 360, Megacentro) are not established from any source we could open.

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • Owners of the large shopping malls — Ágora Mall, Blue Mall, Sambil Santo Domingo, Galería 360, Megacentro: search results describe Blue Mall and Sambil as Venezuelan capital and Ágora as local and international capital, but name no owning entity in a source we could open; no Wikipedia article exists for them.
