Prague, Czech Republic
Prague is one of the few European capitals where anyone can see the owner of any parcel, building or flat free online — the state Cadastre of Real Estate shows it without registration — yet the register forbids automated reading, so the city's landmark owners are established here from public bodies' own pages, annual reports and dated sale announcements.
12 buildings · 9 with an owner established · 36 sources · 4 tier A · 8 tier B · prepared 2026-10-20
The Czech Republic keeps one public land register, the Cadastre of Real Estate (katastr nemovitostí), run by the Czech Office for Surveying, Mapping and Cadastre (ČÚZK). Its online viewer, Nahlížení do KN, shows the owner of any parcel, building or unit and 'nevyžaduje žádnou registraci a je bezplatné' — needs no registration and is free — but it is 'určena výhradně pro interaktivní práci uživatelů': automated retrieval is forbidden and its robots.txt disallows everything but the home page. A certified extract (výpis) costs CZK 100 per 20 units at a branch or Czech POINT. Sale prices are recorded but released only through paid, identity-checked remote access; ČÚZK publishes only quarterly counts of registrations.
- nahlizenidokn.cuzk.gov.cz — “Aplikace je určena výhradně pro interaktivní práci uživatelů, jakékoli získávání nebo vytěžování dat automatizovanými prostředky není dovoleno. (The application is intended solely for interactive work by users; any obtaining or extraction of data by automated means is not permitted.)”

Civic | City of Prague (Hlavní město Praha) — managed by Technická správa komunikací hl. m. Prahy, a.s. TSK's own article (8 July 2025), 'Příběh Karlova mostu očima jeho správců', calls TSK the bridge's administrator ('správce'): 'V Technické správě komunikací (TSK) máme na starosti stovky pražských mostů, ale jen jeden je naprosto výjimečný', listing its repairs (2007–2010 deck, 2017 ice-breakers). TSK's About page states that 'Zakladatelem a jediným akcionářem je hlavní město Praha' and describes TSK as 'správcem svěřeného majetku hl. m. Prahy' — administrator of property entrusted by the City. The owner is therefore the City; TSK manages it. |

| Old Town Hall with the Astronomical Clock (Staroměstská radnice s orlojem) Staroměstské náměstí 1/1-3, Praha 1 |
Civic | Not established the register is open, but this building was not matched The free cadastre viewer would show the owner of this parcel to a person at a browser, but its robots.txt forbids automated access, so it was not queried. Czech Wikipedia's infobox gives 'Současný majitel: Staré Město (Praha)', which is a cadastral area and historic town, not a legal person, so it is not adopted. The building is operated for visitors by Prague City Tourism, the city's tourism company (prague.eu returned a 301 and enforces a 600-second crawl-delay; not re-fetched). City ownership is likely, but no document we opened states it. |

| Dancing House (Tančící dům) Rašínovo nábřeží 1981/80, Praha 2 – Nové Město |
Mixed use | PSN (Pražská správa nemovitostí) PSN's own Dancing House page: 'Since 2013, the Dancing House has been part of our portfolio' and 'We acquired the Dancing House from ING at a time when it functioned as an office building closed to the public'; it now holds a hotel, gallery, café, restaurant, bar and offices. Czech Wikipedia: the building was put into ING Property Fund Central Europe in 2004; the seller in 2013 is named there as CBRE Global Investors (which took over ING's real-estate fund management), with the sale run by JLL, and the buyer as Pražská správa nemovitostí, 'od roku 2019 již jako společnost PSN'. PSN is a privately held Prague landlord-developer; its principal is not named here. |

REICO's own Palladium page: 'v majetku fondu: od listopadu 2025', 'pronajímatelná plocha: 60.000 m2'. REICO's portfolio page states that 'Všechny tyto nemovitosti jsou v majetku nemovitostních společností, v nichž má REICO NEMOVITOSTNÍ 100% účast' — the fund buys property companies, not buildings, so the cadastre owner is an SPV and title did not need to change for the sale. |

Civic | Správa železnic, státní organizace English Wikipedia's infobox gives 'Owner: Správa železnic' and records that Grandi Stazioni leased the station's retail space for 30 years from 2002 from the then owner, České dráhy, and 'In 2016 Grandi Stazioni lost the concession'. Správa železnic's own 2025 annual report states that under government resolution 1546 of 21 December 2015 it bought ČD's 'Železniční stanice' business unit, transferred on 1 July 2016, the purchase comprising 'pozemky, budovy, movitý a další majetek'. Správa železnic is a state organisation whose founder is the Czech Republic through the Ministry of Transport. |

Civic | Letiště Praha, a. s. 100% Ministry of Finance (Ministerstvo financí) since 1 Oct 2018 The Ministry of Finance's ARES business register (commercial-register extract) lists the sole shareholder of Letiště Praha, a. s. (IČO 28244532) as 'Ministerstvo financí' from 2018-10-01; from 2012 to 2018 the shares sat in Český Aeroholding, a.s., which merged into the airport company. Office | Florentinum ASSET, a.s. sole shareholder CITIC Europe Holdings a.s. (formerly CEFC Group (Europe) Company a.s.), registered 14 Apr 2019 Czech Wikipedia's infobox names 'Současný majitel: Florentinum ASSET, a. s.' and records that Penta Investments built it (completed 2013, first tenants January 2014) and sold it in November 2016 to the Chinese group CEFC; the price there is only an estimate, so none is given. ARES shows the company renamed from 'CEFC Florentinum, a. s.' on 2018-07-13, its merger with Penta's original vehicle Development Florentinum s.r.o., and its shareholder history: CEFC Group (Europe) Company a.s. until 2019, then CITIC Europe Holdings a.s. (same IČO 04170792, i.e. the same company renamed). Penta still lists Florentinum among projects it developed; that is not ownership. |

No filing or sale announcement naming the holding company was found, and the free cadastre was not queried (robots). Penta developed the building; whether a Penta vehicle still holds title is not established here. |

| Žižkov freight station and land (Nákladové nádraží Žižkov) Jana Želivského, Praha 3 – Žižkov |
Land | City of Prague (Hlavní město Praha) — the listed station building and adjoining plots bought from České dráhy ČT24, 13 Dec 2024: 'Praha koupí od Českých drah (ČD) zhruba za 1,43 miliardy korun s DPH budovu Nákladového nádraží Žižkov s přilehlými pozemky', with land for a tram line; city firm Trade Centre Praha will manage it. 'Firma [Sekyra Group] proto má předkupní právo na parcely jižně od budovy nádraží' — Sekyra had held, and recently given up, a right to buy the station itself. Czech Wikipedia ('Rok 2024 – odkup Prahou') records the purchase as completed. ČD's and Sekyra's 2007 joint venture Žižkov Station Development, a.s. (ČD 51 : Sekyra 49) entered liquidation on 1 April 2026 by decision of its sole shareholder (ARES). |

Mixed use | Not established the register is open, but this building was not matched Sekyra Group's development-areas page presents Smíchov City North (120,000 m², construction from September 2020) and South (80,000 m², with the new Česká spořitelna campus) as its projects, and English Wikipedia calls the Sekyra Group 'the project's primary investor' (c. EUR 1.38bn private investment). Neither says which entity holds title to which plot: a campus building, a hotel and the station terminal sit on parts of the site, and Správa železnic is rebuilding the Smíchov station. The plot-by-plot owners would be on the free cadastre, which was not queried. |

| Bubny–Zátory redevelopment land Between Vltavská and Nádraží Holešovice metro stations, Praha 7 more than 250,000 m² (Penta Real Estate) |
Land | HoldCo Bubny s.r.o. Penta Real Estate 50%; AKIPIA investment group 35%; J&T 15% (from Aug 2026) Penta Real Estate news, 13 August 2026: it 'has acquired a 50% stake in HoldCo Bubny s.r.o., the company owning key land plots in the Bubny-Zátory redevelopment area'; 'A further 35% belongs to the newly established investment group AKIPIA' and 'J&T retains a 15% share'. The district is planned to 2050 at about 25 city blocks and up to 10,000 apartments, total investment 'approximately CZK 90 billion'. 'Key land plots', not the whole area: other plots (rail land, CPI's Bubenská 1) belong to others. The price of the 50% stake is not stated. |

The core land
The most valuable ground in the city, and what the public record says about it.
Prague publishes no parcel-level valuation roll. Since 2020 the Czech Statistical Office builds its price series from the purchase prices recorded in the cadastre (cadastre data that are otherwise released only through paid, identity-checked access), so the official benchmark is an average per square metre, not a parcel. The record transactions come from sale announcements, most with the price withheld.
Who owns the town
At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.
Most of Prague's large holdings are public: the City of Prague and its city districts, the state (Prague Castle, ministries; the state property office's site sits behind a Microsoft login), the railway state organisation Správa železnic and the state-owned carrier České dráhy, Charles University and the state airport company. The railways are the city's biggest source of new building land: ČD has sold Žižkov to the City, Bubny's land company is now half Penta's, and Smíchov's station land is Sekyra's Smíchov City. The church's restituted estate is mostly forest outside the city. The figures are national or institution-wide unless stated; no Prague-only land totals could be sourced.

Who builds the houses
New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.
New housing in Prague is built almost entirely by private developers: the city's own developer, Pražská developerská společnost (a contributory organisation of the City founded to build municipal rental housing on city land), states that municipal housebuilding stopped completely in 2008 and that '99 % bytů postavených od roku 1995 postavil soukromý sektor'. There is no official builder league table; the market totals are published jointly by three developers (Central Group, Skanska Residential, Trigema) and were not opened here. The figures below are each company's own statement about Prague, and they are pipeline or holdings figures, not annual completions. The largest developers' build-to-sell volumes (Central Group, Finep, Skanska) could not be sourced: see unverified.

Commercial landlords
The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.
Prague's commercial stock is held mostly through single-asset Czech companies (s.r.o. or a.s.), so a sale is usually a share deal and the cadastre owner does not change. The largest holders are Czech: listed CPI Property Group, the Erste group's REICO property fund, the private-equity group Penta and the family-founded Passerinvest; foreign open-ended funds such as Union Investment have been net sellers (Palladium, 2025). No association publishes a Prague ranking by floor area; the figures are each owner's own.

- Owners of Masaryčka, Old Town Hall and the individual Smíchov City plots: the free cadastre viewer shows them to a person at a browser, but its robots.txt and on-page terms forbid automated retrieval, and the commercial register's public UI (or.justice.cz/ias/) is also robots-disallowed.
- Current owner of Florentinum beyond the shareholder of record: ARES shows CITIC Europe Holdings a.s. as sole shareholder of Florentinum ASSET, a.s. since 2019; any later sale was not found.
- Completion of the City's Žižkov purchase: ČT24 reports the Assembly's approval (13 Dec 2024); signing of the contract was reported by other outlets that were not opened.
