Zürich, Switzerland

Anyone may learn who owns a Zürich parcel — the Swiss Civil Code makes the owner's name public without any interest test, and the canton shows it free online — but only one parcel at a time, five a day, behind a Swiss SMS code, and sale prices have not been published since 2005.

Can you find out who owns it?

Swiss land ownership sits in the Grundbuch (land register), which in canton Zürich is kept by the cantonal Notariate. Under Art. 970 para. 2 of the Civil Code anyone, without showing any interest, can learn the parcel's description, the owner's name, the form of ownership and acquisition date, and easements; anything more needs a credible legitimate interest. The canton puts the owner's name and form of ownership online for free in its GIS-Browser ('Eigentumsauskunft'), but each look-up needs a Swiss mobile number and an SMS code, is limited to five a day, accepts terms of use banning series and mass queries, and owners can ask to block the online view. There is no bulk owner file, and since 1 January 2005 the canton no longer publishes changes of ownership, so sale prices come only as statistics.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

Prime Tower
Hardstrasse 201, 8005 Zürich (Zürich-West)
48,138 m2 usable floor area · 36 floors
Office Swiss Prime Site AG
Listed in Swiss Prime Site's own investment-property portfolio (Portfolio › Büro): 'Der gläserne, 126 Meter hohe Prime Tower mit seinen 36 Stockwerken ist eines der höchsten Bürogebäude der Schweiz ... Raum für 2000 Arbeitsplätze'; Nutzungsart Büro, Baujahr 2011, Nutzfläche 48 138 m2, with the two annex buildings Cubus and Diagonal. SPS (SIX-listed) also runs its Zürich office from the tower. No purchase price — SPS developed it. Owner from the company's portfolio page, not the land register.

Jelmoli department store building (Destination Jelmoli)
Seidengasse 1, 8001 Zürich (Bahnhofstrasse quarter)
~34,000 m2 lettable (after conversion)
Mixed use Swiss Prime Site AG
Swiss Prime Site's development page: the listed ('denkmalgeschützte') Jelmoli building 'wird derzeit umgebaut' into about 34,000 m2 of retail (~13,000 m2), offices (~20,000 m2) and a public roof terrace; construction start 2025, opening in stages from summer 2028. The FY2025/H1 2026 key figures show SPS's retail (Jelmoli) income ending in 2025 (CHF 11.4M, then '–'), consistent with the department store closing. Owner from the company's development page, not the land register.

Mixed use SBB AG (Swiss Federal Railways), Real Estate division
Listed among SBB Real Estate's own properties ('Properties › Zurich, Europaallee'): 'the new neighbourhood in the heart of Zurich, is located right next to Zurich main station and extends from the Sihlpost building to Langstrasse', with the floor areas by use shown here; SBB lets space there directly (an Eisgasse 11 listing). SBB Real Estate describes its 'investment and operating properties' as part of the integrated railway, including the stations. The page is SBB's portfolio listing, not a land-register entry: whether every building plot in the district is still SBB-held was not checked. No price — SBB developed it on railway land.

Operator: Flughafen Zürich AG (FZAG), SIX-listed, federal operating concession since 1 June 2001 (s11). The Canton of Zürich 'hält 33 Prozent plus eine Aktie am Aktienkapital der Flughafen Zürich AG', the legal minimum, with three of eight board seats (s11); the City of Zürich 'hält ... fünf Prozent', book value CHF 269.5M at end-2023 (s12). Title to the airport land itself was not established: FZAG's website forbids automated access (s13) and the register look-up needs a Swiss SMS code. The airport lies outside the city boundary.

Kongresshaus and Tonhalle Zürich
Lakefront, 8002 Zürich (Enge) — the foundation's office is Oberdorfstrasse 2, 8001
Civic Kongresshaus-Stiftung Zürich (public-law foundation of the City of Zürich) — buildings; the ground belongs to the City of Zürich
The foundation's own page: it 'ist weiterhin Eigentümerin der beiden Gebäudeteile Kongresshaus und Tonhalle'. The City waived repayment of CHF 56.8M in renovation loans; 'Im Gegenzug überlässt die Kongresshaus-Stiftung der Stadt das Eigentum am Boden' and pays a symbolic Baurechtszins of CHF 1,000 a year. City voters approved the renewal and conversion into a public-law foundation on 5 June 2016; it took over in spring 2017. Renovation cost CHF 174.4M, summer 2017 to spring 2021. So: building owned by the foundation, land by the City under a ground lease.

The ETH Board is the Federal Council's designated 'Bau- und Liegenschaftsorgan des Bundes' for the domain, alongside the Federal Office for Buildings and Logistics (civil buildings) and armasuisse (military buildings). The statement covers the domain's portfolio as a whole; the main building is not named individually, and a land-register entry was not consulted.

The building is the head office of Zurich Insurance Group, but no document we opened says who holds title to it. zurich.com sits behind an Incapsula bot challenge, so the annual report's property note could not be read, and the land-register look-up needs a Swiss SMS code and terms acceptance. The core land

The most valuable ground in the city, and what the public record says about it.

No assessed value per parcel is published in Zürich, and individual sale prices may not be published — Statistik Stadt Zürich: 'Angaben über einzelne Verkäufe dürfen nicht publiziert werden; daher werden die Daten in aggregierter Form veröffentlicht.' Its LIMA tool derives an 'implicit land price' (sale price of a built plot minus the building-insurance value) by district and zone. On that measure Kreis 1 — the Altstadt, Bahnhofstrasse and Paradeplatz — is far the most valuable ground in Switzerland's largest city.

Kreis 1 median implicit land price, 2023CHF 45,000 per m2
Statistik Stadt Zürich (s22): highest of all districts in 2023, ahead of Kreis 5 (CHF 21,000); lowest Kreis 12 (CHF 2,800). Up CHF 22,000 since 2009.
City-centre implicit land price, 2008–2021 at 2021 prices~CHF 100,000 per m2
Statistik Stadt Zürich (s23): 'In der City werden im Mittel rund 100 000 Franken pro Quadratmeter bezahlt'; peak locations 'mehrere 100 000 Franken'; city edge about CHF 2,000. In 1936 Bahnhofstrasse land already cost over CHF 3,000/m2 against a city mean of CHF 53.
City-wide implicit land price peakCHF 8,012 per m2 (early 2022)
s22: up about 64% in a year, then back to just under CHF 6,200 by end-2023 as interest rates rose; 2009 level was CHF 1,500–2,000.
Median price of multi-family houses, 2023just under CHF 9,500 per m2 of plot
s22: more than doubled since 2009; single-family houses just under CHF 7,500 (tripled). 933 changes of ownership in 2023, 298 of them whole properties.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Zürich's ownership is unusually public in character. Non-profit housing ('gemeinnützig' in the narrow sense) — cooperatives, the City and its four housing foundations — was 27.0% of all rented flats at the end of 2023 (25.9% without the PWG foundation; 28.9% in the wider sense), and the City aims for one third by 2050. Much of it stands on City land let under ground leases (Baurecht), so the City is landlord to the cooperatives as well as owning flats directly. Separately, public owners hold the stations (SBB), the universities (the Confederation via the ETH Board) and the civic buildings, while the commercial core is held largely by SIX-listed property companies (see commercial).

City housing report 2020–2023: 'Die kommunalen Wohnbauträgerschaften verfügen damit aktuell über ein Angebot von rund 15 600 gemeinnützigen Wohnungen im engeren Sinne.' Between 2020 and 2023, 450 new communal flats were completed and about 650 existing ones bought, mainly by LSZ and Stiftung PWG; LSZ built a three-person acquisition team from autumn 2021, and purchases rose from just under CHF 8M in 2020 to about CHF 358M in 2023. LSZ is also the owner's representative for civic assets such as the Letzigrund stadium (s15) and owns the ground under Kongresshaus/Tonhalle (s14).
Government ~15,600 non-profit flats (communal bodies); CHF 358M of purchases in 2023A

Canton of Zürich
The canton 'hält 33 Prozent plus eine Aktie am Aktienkapital der Flughafen Zürich AG' (s11); the City holds 5% (book value CHF 269.5M at end-2023, s12). Ownership structure of all flats (Statistik Stadt Zürich)
s22: 'Das Jahr 2023 markierte dabei einen Wendepunkt. Erstmals besitzen in der Stadt Zürich private Gesellschaften mehr Wohnungen (33 %) als natürliche Personen (32 %).' Cooperatives hold about 18%, the public sector (Confederation, canton, City incl. foundations) 7%. Over five years private companies bought about 892,000 m2 of property and sold 539,000; the public sector added a net 182,000 m2, 134,000 of it from natural persons. A category row, not one owner.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Zürich is a city of renters, and new rental supply is shaped by three groups: listed property companies and institutional investors (see commercial), the City and its foundations, and housing cooperatives that build on their own land or on City land let under Baurecht. The rental stock grew by about 7,000 flats in 2020–2023, with about 1,100 of them non-profit. No official league table of builders exists; figures below come from the City's housing-policy report, which counts projects as each body reports them.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

Zürich's office and retail core is held largely by SIX-listed property companies, insurers' and banks' real-estate funds, and pension funds. The two largest listed landlords publish their Zürich properties one by one; their totals are national. Swiss Life, UBS and Credit Suisse/UBS funds, Allreal and Mobimo were not quantified here (see unverified).
