Anchorage, Alaska

In Anchorage the Municipality itself is the largest landowner, the owner of every parcel is published free and updated daily, but sale prices are not: Alaska does not require them to be disclosed.

Can you find out who owns it?

Alaska keeps no title register in the Torrens sense: deeds are recorded by the State Recorder's Office (Department of Natural Resources), whose recorded documents 'become the permanent public record and are available for public viewing and/or purchase'. Who owns each parcel is published free by the Municipality of Anchorage, whose PropertyInformation layer joins parcel boundaries to the assessor's file - owner, mailing address, legal description, deed book, page and date, appraised and taxable value - 'updated daily', licence 'for public use'. Sale prices are not: Alaska is a 'non-disclosure' state with no law requiring buyer or seller to disclose the price, so the assessor works from voluntarily 'disclosed sales' and MLS data.

The marquee buildings

The towers that set the tone of the core, and who holds them. A price is the price a document states, on the date it states — not an estimate of what the building is worth now.

The core land

The most valuable ground in the city, and what the public record says about it.

Who owns the town

At this scale the significant owner is rarely a trust or a fund: it is one or two local holding companies, a family in its second or third generation, and often the land around the town rather than the buildings in it.

Public and Native institutions hold Anchorage's land. The Municipality owns 1,974 parcels and about 30,000 acres (parks, Heritage Land Bank, schools, utilities, port); the State holds the largest acreage (65,911 acres, plus the unparcelled airport); the federal estate is largest of all on the ground - Joint Base Elmendorf-Richardson's 64,000 acres - yet barely appears on the roll. Eklutna, Inc. is the largest private landowner, with 16,319 acres. Figures: 2026 roll as published in the Municipality's PropertyInformation layer (Oct 2026), each parcel counted once, appraised value; exempt property is appraised but untaxed.

Who builds the houses

New-home building in this market: the volume, and the firms behind it. Ownership of a builder matters as much as its volume — a private-equity platform and a family firm behave differently.

Anchorage builds few new homes: only 479 residential parcels on the 2026 roll carry a 2024-2026 year built, and taxable new construction in total is shown in the Valuation Report's chart rather than a table. No builder league table exists for Alaska; the figures below are parcels held in each builder's name on the 2026 roll - mostly vacant lots awaiting construction - so they measure land bank, not starts. Homes once sold pass to individual owners, who are not named.

Commercial landlords

The commercial side, counted separately from housing: who holds the office, retail and industrial floor area.

No REIT dominates Anchorage. The largest private commercial holders are local companies - a ground landlord (Calais), a hotel family company (Hickel Investment), a developer of towers (JL entities) - plus national single-asset owners: 700 G Street LLC (the Conoco-Phillips Building, $95.6M), Simon's 5th Avenue Mall, two Apple Nine hotel entities (2 parcels, $58.0M), Oak Street net-lease fund (900 E Benson Blvd, $43.1M), Lithia Real Estate (17 dealership parcels, $35.2M). Figures: appraised value on the 2026 roll, parcels counted once, owner-name families as stated.

Calais Company, Inc.
Owner lines beginning 'CALAIS' (Calais Company Inc, Calais Co Inc, Calais Manor Associates). Many entries are care-of a tenant - NANA Prop II LLC, Northrim Bank, Walmart's property-tax department, Denali Foods - the roll names the tenant as mailing addressee but does not state any lease. Largest: 200 Calais Dr hotel ($34.9M) and 188 W Northern Lights Blvd (15-storey '188 Northern Lights', $29.0M).

Private company 11 parcels, $117.2MB
Hickel Investment Company
Owner lines 'HICKEL INVESTMENT CO' / 'COMPANY'. Its largest asset is the Hotel Captain Cook, 939 W 5th Ave (three towers up to 18 floors; 1.61 acres, appraised $64.7M, fully taxable) - the third most valuable taxable parcel in the Municipality. Looked for and not found

Claims this page would have made if a source could be opened. They are left out rather than guessed.

  • The Conoco-Phillips Building complex sold in late 2013 for $104 million to a group led by JL Properties with Washington Capital Management and Cook Inlet Region Inc. (search results for GlobeSt and Petroleum News; neither host could be read). Whether 700 G Street LLC is that group's entity, and what the 10 Dec 2020 deed conveyed, is not established.
  • 632 W 6th Ave is commonly called Anchorage City Hall; no page opened says so.
  • The JL-prefixed LLCs are taken to be JL Properties entities from the shared prefix and tower names only.
  • Cook Inlet Region, Inc.'s indirect holdings through partnerships are not visible on the roll and are not counted.
  • No sale price is published for any Anchorage parcel; the Recorder's search (robots-disallowed) was not used and Alaska does not require disclosure.
  • Single-family-rental holders were not established: the roll was screened by owner-name keywords only, which surfaced apartment LLCs (Weidner-managed) but no systematic count of single-family homes held by companies was made.
  • The hub's Terms of Use and Disclaimer, which its download page reportedly attaches to downloads, could not be read (JavaScript hub); the feature service's own licence field says 'for public use'.
